HomeMy WebLinkAboutRDA Reso 1977-0075 If IF f L I l . , ~ ~, 1?: 'f 'i ~ I ~) . -.-'"'----"'-,--"-,.......~'-~.-.-~-""-~~>\...___.._....'_m__ RESOLUTION NO. 75 RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF CHULA VISTA RECOMMENDING AMENDMENT TO TOWN CENTRE DESIGN MANUAL RELATIVE TO ENCROACHMENTS FOR BUILDING REMODELING WHEREAS, by Agency Resolution No. 62 the Design Manual was approved, and WHEREAS, on January 4, 1977 the City Council requested that an amendment be explored relative to minor encroachments of store fronts into the public right-of-way, and WHEREAS, by Planning Commission Resolution No. PCM-77-6 said body recommends an amendment to the Design Manual, and WHEREAS, both the Project Area Committee and Design Revies Committee of the Town Centre agree that provisions should be made for mi nor encroachments; NOW, THEREFORE, be it resolved that the Design Manual be revised to accommodate a maximum of 9" encroachment into the public right-of-way for the remodeling of structures in accordance with the Project Plans and that Exhibit A be incorporated into the Manual. DATED: Secretary SEAL ..-/ -75 EXHIBIT "A" Economic or structural considerations may justify the minor, surface encroachment of facades of remodeled commercial buildings into adjoining ~ public rights of way. Where these encroachments are justifiable, they should be limited to a maximum of 9 inches. No ground or surface en- croachment should be granted for the purpose of increasing a commercial building's floor or display area, and furthermore, no encroachment should be sanctioned if it would directly or consequentially limit, to a substantial extent, the public's safe enjoyment of the involved right of way. - 7{i1 -is' RESOLUTION NO. PCM-77-6 RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENOING ADOPTION OF AN AMENDMENT TO THE DESIGN MANUAL OF THE CHULA VISTA TOWN CENTRE REDEVELOPMENT PROJECT WHEREAS, on November 4, 1976 the Chula Vista Redevelopment Agency adopted Resolution No. 62 approving the draft Design Manual for the Chula Vista Town Centre Redevelopment Project, and WHEREAS, on January 4, 1977 the Chula Vista City Council directed that the Design Manual be amended to add provisions for minor building encroachment of store fronts along Third Avenue into the pUblic right of way, and WHEREAS, the proposed amendment was considered by the City Planning Commission at a public meeting held on February 9, 1977, and WHEREAS, the City Planning Commission determined that an amendment of the Design Manual to allow minor encroachment into the pUblic right of way is an essential element in the encouragement of redevelopment efforts in the Town Centre Redevelopment Project. NOW THEREFORE BE IT RESOLVED that the City Planning Commission recommends to the Chula Vi sta Redevelopment Agency the adoption of the following addendum to be added to page 13 of the Design Manual of the Chula Vista Town Centre Redevelopment Project: IIEconomic or structural considerations may justify the minor, surface encroachment of facades of remodeleG commercial buildings into adjoining pUblic rights of way.
