RESOLUTION NO. 7287 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE PRECISE PLAN FOR THE DEVELOPHENT OF 3.12 ACRES AT THE NORTHWEST CORNER OF BAY BOULEVARD AND G STREET IN THE I-P ZONE IN THE BAYFRONT AREA The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, on April 10, 1974 the Planning Commission by a vote of 5-1 approved the precise plan submitted by Dixieline Lumber Company for the development of 3.12 acres located on the northwest corner of Bay Boulevard and G Street in the I-P zone and within Subarea "E" of the Bayfront Plan, and WHEREAS, the precise plan as approved is subject to the conditions as set forth in Resolution No. PCH-74-6 of the Planning Commission, attached hereto as Exhibit "A", and incorporated herein by reference as if set forth in full. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Chula Vista that the precise plan as submitted by Dixieline Lumber Company for development of 3.12 acres at the northwest cor- ner of Bay Boulevard and G Street in the I-P zone in the Bayfront Area be, and the same is hereby approved subject to the conditions as set forth in Resolution No. PCH-74-6 of the Planning Commission. BE IT FURTHER RESOLVED that the freestanding sign authorized as a portion of the precise plan shall be authorized for a period of seven (7) years from the effective date of this resolution and at such time, it shall be reviewed to ascertain whether an extension should be granted upon the recommendation of the Planning Commission. PCM-74-6 RESOLUTION OF TilE CITY rcAtllllNG COI-1MISSIOti RcCOHMENOING TO THE CITY COUNCIL r.;'PROV^L OF PRECISE PLAN FOR DEVELOPt1ENT OF PROPERJ.\'tm~ll AT THE NDlm\\~EST CORNER OF nAY nOULEVARD AND G STREET AS t:~.m.H sunMITTED ny DIXIELINE LUMnER COMPANY .~ WHEREAS, the City Council of Chula Vista on February 14, 1974 by Ordinance No. 1524, approved a change of zone for various parcels in the Chu1a Vista Bay Front Area~ including the designation of the I-P zone for that certain property located at Bay Boulevard and G Street, and WHEREAS, said ordinance requires the approval of precise plans prior to the development of that property, and WHEREAS, on March 26, 1974 Dixie1ine Lumber Company requested consideration of plans submitted for the development of 3.12.dcres located at the northwest corner of Bay Boulevard and G Street, and WHEREAS, the City Planning Commission at a regularly scheduled meetin9 held at 7:00 p.m., Wednesday, AprH 10, 1974, Council Chamber, 276 lOurth Avenue, considered the precise plan for development as s~bmitted by Oixieline Lumber Company. NOW THEREFORE BE IT RESOLVED AS FOllOWS: The City P1annin9 Commission recommends to the City Council the approval of precise plans submitted by Dixie1ine Lumber Company for the development of 3.12 acres at the northwest corner of Bay Boulevard and G Street in the J-P zone, subject , to the fOllowing conditions: 1. The landscaping along the westerly property line shall be increased to a minimum width of 10 feet arid the spacing of tree planting shall be adequate to screen the site from the adjoining rail lines and transmission towers. 2. The applicant shall be a110wed.a maximum sign area of 100 sq. ft. to be attached flush on the building. The sign shall be restricted to the use of cut- out letters stating the name of the establishment. 3. A freestanding sign, not to exceed 75 sq. ft. in area and 20 ft. in height, shall be allowed. 4. Architecture shall be in accordance with the plans submitted. 5. The developer shall be responsible for the construction of an B" sewer through the full 375'f north-south length of the property. A sewer easement for this line shall be granted to the City of Chu1a Vista. The sewer lateral(s) to serve the development shall connect to this new line. 6. The first three parking stalls from Bay noulevard located along the northerly property line shall be eliminated. 7.
