'- ....,....',. - ~~ /t:'~ :]: 2 J -', , :......i....''-., RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING A PROGRAM OF PARK DEDICATION AND PAYMENT OF FEES FOR CHULA VISTA TRACT 80-5, EL RANCHO DEL REY 6 NO FEE The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, local ordinances require the dedication of park land or the payment of in lieu fees and the payment of residential construction taxes, and WHEREAS, in the case of Chula Vista Tract 80-5, El Rancho del Rey 6, park and development fees would amount to $246,375, and WHEREAS, the developer has proposed that he be given a $115,174 credit for undertaking the following: 1. Dedication of the entire 7+ acres, asking for full credit on 1.01 acres, 1/2 credit for 3.20 acres (under the easement) and no credit for the remaining 3 acres which is not usable for active park use. 2. The developer will grade over 4 acres of park land to within .4 of finished grade (some 112,000 cu. yds. @ $.60 per yard) for a total of $67,200. 3. Install 988 lineal feet of curb/gutter/sidewalk and 1/2 width of a street section for a total cost of $32,274. 4. Provide slope planting on approximately 5 acres of land including the planting of nearly 800 trees for a total cost of $15,700. WHEREAS, the difference between the fees and taxes due and the credit requested which assessed against 365 units would amount to $360 per house is to be collected with the issuance of building permits. NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Chula Vista does hereby approve the program offered by the developer and proposes that park site dedication and grading be accomplished in phases to coincide with the development phases per the following: -1- UNIT DWELLING UNITS 6B 76 SFD 6C 150 SFD 6A 108 SFD 6D 31 SFD 365 units Presented by /s/ John P.
