RESOLUTION NO. 11579
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING REVISED DEVELOPMENT PLANS FOR WINDJAMMER
CONDOMINIUMS ON LOTS 324 AND 325 HIDDEN VISTA VILLAGE
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, a revised plan has been submitted for the
development of Lots 324 and 325 of the Hidden Vista Village
Subdivision with a lOa-unit condominium project to be known as The
Windjammer, and
WHEREAS, the proposed
northwest quardrant of East "H"
wi thin the Rice Canyon Sectional
del Rey Specific Plan, and
project is located at the
Street and Hidden Vista Drive
Planning Area of the El Rancho
WHEREAS, on March 14, 1984, the Planning Commission
unanimously recommended that the City Council approve the revised
development plan in accordance with their Resolution No.
PCM-80-l3-B, and
WHEREAS, Environmental Impact Report, EIR-79-8, for the
Hidden Vista village development has heretofore been certified by
the City Council, and
WHEREAS, on February 2, 1984, the Environmental Review
Coordinator found that the information contained in EIR-79-8 is
adequate for the proposed project and satisfies CEQA review
requirements and recommends that the EIR be recertified.
NOW, THEREFORE, BE IT RESOLVED that the City Council of
the City of Chula Vista does hereby approve revised development
plans for Windjammer Condominiums on Lots 324 and 325 Hidden Vista
Village in accordance with Planning Commission Resolution No.
PCM-80-l3-B subject to approval of the composition of the roofs by
the Design Review Committee and the City Council.
BE IT FURTHER RESOLVED that the City Council of the City
of Chula Vista does hereby recertify EIR-79-8 in that it has
considered the information contained therein for this project.

RESOLUTION OF THE CITY OF CHULA VISTA PLANNING
COMMISSION RECOMMENDING THAT THE CITY COUNCIL
APPROVE THE REVISED DEVELOPMENT PLAN FOR LOTS 324
AND 325 OF HIDDEN V ISTA VILLAGE WITHIN THE RICE
CANYON SECTIONAL PLANNING AREA OF THE EL RANCHO
DEL REY SPECIFIC PLAN
WHEREAS, the City Council adopted Resolution 10081 approving the
development plans for the Rice Canyon Sectional Planning Area of the E1 Rancho
del Rey Specific Plan, and
WHEREAS, on January 26, 1984, Financial Scene, Inc. requested
permission to revise the development plans for lots 324 and 325 of the Hidden
Vista Village Subdivision with a 100-unit condominium project to be known as
The Windjammer, and
WHEREAS, the Planning Commission set the time and place for a hearing
on the revised development plan and notice of said hearing together with its
purpose was given by its publication in a newspaper of general circulation in
the City at least ten days prior to the hearing, and
WHEREAS, the heari ng was he1 d at the time and p1 ace as adverti sed,
namely 7:00 p.m., March 14, 1984, in the Council Chambers, 276 Fourth Avenue,
before the Planning Commission and said hearing was thereafter closed, and
WHEREAS, the Planning Commission recertified EIR-79-8 and noted that
the information contained in the report was considered in reaching a decision
on this proposal.
NOW, THEREFORE, 'BE IT RESOLVED THAT THE PLANNING COMMISSION finds the
proposed residential development is in conformance with the E1 Rancho del Rey
Specific P1 an.
'BE IT FURTHER RESOLVED THAT THE PLANNING COMMISSION recommends that
the City Council adopt a resolution approving the revised development plan for
lots 324 and 325 of the Hidden Vista Village Subdivision subject to the
following conditions:
1. An adjustment pl at shall be processed to change the 1 i ne
between lots 324 and 325. Although not required,
subsequent to recordation of new deeds corresponding to the
adjusted lines we recommend that a record of survey be
filed so that monuments can be placed in the field at the
new lot corners.

2. All easements for sewer and access granted to the City on
Map 10051 shall be vacated if they no longer correspond to
alignment of the private road.
3. A new grading permit is required and the existing grading,
landscape and irrigation plans revised.
4. Improvement plans shall require revision reflecting sewer,
drai nage and other fad 1 i ty changes.
5. New sewer and access easements shall be granted to the City.
6. Final site pl an and architectural detail s shall be subject
to Zoning Adminstrator approval upon appl ication for
building permits.
7. Fossil Circle shall be renamed to Windjammer Circle.
And that a copy of this resolution be transmitted to the City Council.
PASSED AND APPROVED BY THE PLANNING COMMiSSION OF CHULA VISTA, CALIFORNIA,
this 14th day of March, 1984, by the following vote, to wit:
