RESOLUTION NO. 11895
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING THE DEVELOPMENT PLAN FOR A 177-UNIT
APARTMENT PROJECT (BEACON COVE) ON LOTS 296 AND 314
OF HIDDEN VISTA VILLAGE SUBDIVISION
The City council of the City of Chula Vista hereby
resolves as follows:
WHEREAS, the approved plan for the subject property was
originally established for a 140-unit apartment/condominium
project, however, the amendment of the Rice Canyon SPA approved by
the City Council on this date transferred density of 36 units from
the north side "H" Street to the subject property to allow for the
construction of a 176-unit project, and
WHEREAS, the applicant is now proposing a "manager's"
unit with complete kitchen facilities, staff has determined that
the proposal is for 177 units, thus necessitating a transfer of 37
units from the north side of "H" Street, and
WHEREAS, specific plan zoning as established by the City
of Chula Vista, the City Council serves as the design body for
proposed projects, and
WHEREAS, the proposed development is in compliance with
the requested amendment to provide for the density shift from the
north side of "H" Street to the south side and represents a
similar design to the multi-family development to the west which
is presently under construction, and
WHEREAS, on December 19, 1984 the Planning Commission
unanimously recommended that the Council approve the development
plan for Beacon Cove in accordance with Resolution PCM-85-3, and
WHEREAS, the Council has considered and certified
Environmental Impact Report EIR-79-8 and the addendum for the
Hidden Vista Village development in a preceding agenda item.
NOW, THEREFORE, BE IT RESOLVED that the City Council of
the City of Chula Vista hereby concurs with the Planning
Commission recommendation of December -19, 1984 and approves the
development plan for a 177-unit apartment project on lots 296 and
314 of Hidden Vista Village Subdivision.
