MINUTES OF A SPECIAL REDEVELOPMENT AGENCY MEETING
,. OF THE CITY OF CHULA VISTA, CALIFORNIA
Tuesday - 10:25 p.m. June 20, 1978
A special meeting of the Redevelopment Agency of the City of Chu1a Vista was held
beginning at 10:25 p.m. on the above date immediately following the regular City
Council meeting in the Council Chambers, 276 Fourth Avenue.

ITEM NO. 1 - REPORT: LAND USE PROPOSAL FOR THE PARCEL LOCATED AT THE
NORTHEAST CORNER OF F AND GARRETT STREETS
A group of local investors desire to construct an office/professional building at the
northeast corner of Garrett and F Streets; therefore, a special meeting of the Rede-
velopment Agency was requested. Prior to purchasing the property, Agency affirmation
of the proposed land use and parking accommodations is required. Prior to the expen-
diture of significant funds of money for the land and for architectural services,
discussion of the land use question is appropriate.
The construction of a 30,000 + square foot professional/office building on the site of
a former trade school is being proposed by Messrs. Creaser, Warwicke & Grubb. The
parcel is located in Subarea 1 of the Town Centre Redevelopment Project. The Redeve 1-
opment Plan and Design Manual allows for proposed use and further provides for less
than the standard amount of parking due to the existence of the Parking District.
The land use plan has been reviewed by both the Planning and Engineering/Public Works
Departments and find it to be acceptable and in accordance with the long-range plans
fo r the area.
Member Scott asked about the amount of parking and the manner in which it was proposed
for the street. The developer's architect, Paul McKim, then explained the rationale
for the parking. Mr. Creaser was then asked by the Chairman for his input. He informed
the Agency that while the building provided for over 50% of parking requirements for
outside-of-district standards, he wanted to make ft absolutely clear that there was still
additional parking required and that with the development of this building and future
developments in the immediate vicinity, he would expect more public parking to be pro-
vided.
Community Development Director Desrochers then commented that due to the acquisition
of properties across F Street with Block Grant funds, interim parking could be provided.
Public Works Director Robens stated that the arrangement proposed is most acceptable
except for the nodes along the west side of Garrett.
It was moved by Member Cox, seconded by Member Egdahl and unanimously carried to
accept the report.

Held Thursday - 5:55 p.m. June 29, 1978
An adjourned regular meeting of the Redevelopment Agency of the City of Chula Vista,
California was held on the above date following the Council Conference at 5:55 p.m.
in the Council Conference Room, City Hall, 276 Fourth Avenue.

Members Absent: None
Staff present: Executive Director Cole, City Attorney Lindberg
CHANGE OF MEETING TIME Chairman Hyde said he received a memo from the staff asking
that the regular me.eting of the Redevelopment Agency of
July 6, 1978 be cancelled since the Agency/Council will be
holding a joint meeting on July 13, 1978 to consider Town
" Centre II.
, Motion to change It was moved by Chairman Hyde, seconded by Member Cox and
meeting date unanimously carried that the meeting of July 6, 1978 be
cancelled and re-scheduled for July 13, 1978.
, ADJOURNMENT Chairman Hyde adjourned the meeting at 5:58 p.m.
