CALL MEETING TO ORDER: Chairman Reynolds called the meeting to order at 5:05 p.m. 2. ROLL CALL: Members present constituted a quorum. 3. APPROVAL OF MINUTES: MSUC Nash/Lee (6-0) to approve the minutes of May l3, 1987. 4. NEW BUSINESS: - CASE NO. 9-87 - 2085 Waterbury The applicant requested approval of the installed window within 3 feet of the property line. The house in question was approved and built with a zero lot line side yard clearance. The house on the adjacent lot is set back 7 feet from the property line. Oue to the appellant's house being set on the side property line, the bay window extension could not be equipped with windows within 3 feet of the property line as specified in Table 5A, Uniform Building Code. The normal side yard clearance in the City is 5 feet on each side of the property line. For design purposes there are also locations where houses are set 3 feet from the property line on one side and 7 feet on the other side. These instances present no problems with openings in the walls. In this case, the small houses and lots were approved with a 7-foot separation with the stipulation that no changes or additions could be made. The buil der could not put openings in the wall within 3 feet of the property line. Since the house is on the property line and there is only 7 feet between houses, the Acting Director of Building and Housing recommends against approval of this appeal for fire safety reasons. It was moved by Board Member Nash and seconded by Board Member Winkelman to continue this item and give the applicant time to request an easement from EastLake representatives and his neighbor. Board Members Nash and Winkelman amended their motion to grant a 90-day extension of this appeal. The motion, as amended, carried unanimously (6-0). . · BOARD OF APPEALS AND ADVISORS MINUTES OF June 8, 1987 Page 2 - Election of Officers - FY 1987-88 Nominations were opened for Board Chairman and Vice Chairman for the current Fiscal Year. Board Member Nash nominated Vice Chairman Welsh for Chairman. Vice Chairman Welsh nominated Board Member Nash for Vice Chairman. There being no further nominations, Board Members Welsh and Nash were elected by acclamation. - Approval of Budget Requests - FY 1987-88 Mr. Hansell stated he would be attending the City Council budget meeting and would request an increase, in the travel, conference and meetings account. MSUC Welsh/Nash (6-0) recommend that City Council approve an increase in Account 5221, travel, conference and meetings account, in the prop- posed budget in order to send a Board Member to the ICBO meeting in Kansas City. 5. OLD BUSINESS: - CASE NO. 8-87 - 660 Bay Blvd. Request for use of water curtain to reduce distance of protected openings from property line. Mr. Hansell stated that Mr. Shelby Wilson, Architect, sent a letter to the Fire Marshal and Building and Housing Department clarifying his request for protecting the courtyard with the water curtain. On the basis of the clarification and in compliance with directions from the Board, the Fire Marshall and Acting Director of Building and Housing approved the appeal as presented on May 13, 1987. MSC (Welsh/Winkelman, 5-l, with;Nash voting opposed) to affirm the action of the Building and Housing Department in relationship to the water curtain. 6. COMMUNICATIONS (PUBLIC REMARKS/WRITTEN CORRESPONDENCE) Chairman Reynolds told Board Members that Mr. Kimball's appointment is terminated as of June 30, 1987 and congratulated him on a jOb well done for the past 8 years of service on the Board. 7. STAFF REPORT - None 8. ADJOURNMENT: Chairman Reynolds adjourned the meeting to the next regular scheduled meeting for July 13, 1987. Ora/:l ..¡ ?
