Larsen, Director of Building and Housin ''(j/ George Krempl, Director of Planning G[~ Subject: Synopsis of Annual Development Activity and 12-15 Month Development Forecast Recently, the attached summary information and forecast was forwarded to the Growth Management Overs i ght Committee in conjunction with their annual threshold standards review. We are furnishing it to Council for your information. The synops i s shows that 1,413 residential dwelling units were permitted in the City in 1988 keepi ng pace wi th the general rate since 1984 of between 1,000 and 1,500 permits per annum. The City population estimate for January 1, 1989, accordi ng to the Pl anni ng Department is 126,403. This represents an increase of 2,150 people from the - January 1, 1988 estimate of 124,253. The popul ati on forecast trans 1 ates back to a net increase in occupied dwelling units of 829 for the year. The City's 12-15 month development forecast is a composite of projects which received Design Review Committee approval in 1988 but are not yet permitted, units permitted or under construction but not yet occupied (i.e., in the pipeline) and units recorded wi th fi na 1 maps but yet to be developed. The expectation is that all of these would materialize as finished occupied units within the 12-15 month, time horizon. The forecast shows a total of some 2,014 dwell ing units as - potential in all of the above ca tegori es. We wi 11 update the forecast on a periodic basis. The information is being sent to the two water districts, elementary and high school districts, and Air Pollution Control Di s tri ct for review and comment as called for by the Threshold/Standards.
