The Board of Appeals ;s legally empowered to (1) investigate and advise on the suitability of alternate materials and types af construction, (2) provide reasonable interpretations of the building laws where the meaning may be obscure, and (3) recommend new legislation to the City Council. The Board may recommend approval of minor deviations of the building laws in certain cases. b. The Director (Building Official) is authorized to permit code modification and to approve the use of alternate materials and methods of construction. 2. Patio covers may be attached or detached. and are permitted only as accessory to single-family dwellings or to indi- vidual dwelling units in multi-dwelling unit buildings. LOCATION: When a patio cover is located within 3' of a property line, the patio cover shall have an area separation wall (i.e. stucco) on the property line side; such wall shall extend to the roof sheathing. No openings are allowed on the side facing the property line. CONCRETE: Concrete shall consist of 1 pirt cement. 3 parts sand. and 4 parts gravel, volumetric measure. with not more than 7~ gallons of water per sack of cement. LUMBER: Shall be Douglas Fir/Larch No. 2 or better. ALL LUMBER SHALL BE GRADE STAMPED. POST ANCHORAGE AND BRACING: Posts shall be anchored at the lower end by any of the methods noted. They sha 11 be braced at the upper end using any of the optional methods shown. Decorative type bracing may be substituted for the above if the same amount of structur.l br.cing is rellized. FOOT! NGS : When the load on supporting posts does not exceed 750 pounds per post, a minimum ~" thick slab on grade may be substituted for the pad footings shown on the typical framing details. Post anchorage to slabs must be the same as to footings. BEAM TO HOUSE ATTACHMENT: When it is desired to connect and support one side of the structure by attaching it directly to the house. the rafter spins and main beam sizes will remain as shown in the table. However, the main beam may be replaced on the side attached to the house with a ledger the same size as the rafters and fastened to the studs with ;" x 5" lag screws spaced at 32" center to center. Lag screws may be spaced at 4B" center to center when the rafter span does not exceed 10'. If a ledger is not used, it is recommended that the patio cover rafters be placed directly on the top wall plate of the house. The rafters may be attached to the existing facia provided the facia is first provided with a positive connection to the house roof rafters. One method of providing this connection is shown below. ROOF COVERING: If covered with nominal one-inch sheathing, the roof shall have rafters spaced not more than 32" center to center. Plastic roof coyerings, when used, shall be installed according to the manufacturer's recommendations. The minimum roof slope shill be 1¡" in on. foot. The typical framing details and span tables are not applicable to roofs exceeding 7 psf.
