PLEASE NOTE THAT, PURSUANT TO THE GOVERNOR OF THE STATE OF
CALIFORNIA'S EXECUTIVE ORDER N-29-20, AND IN THE INTEREST OF THE PUBLIC
HEALTH AND SAFETY, THE ZONING ADMISTRATOR AND STAFF MAY PARTICIPATE
IN THIS MEETING VIA TELECONFERENCE. IN ACCORDANCE WITH THE EXECUTIVE

HOW TO SUBMIT COMMENTS: Visit the online eComment portal for this meeting at:
www.chulavistaca.gov/boards. The commenting period will be open shortly after the agenda
is published for a particular meeting and will remain open through the meeting, as described
below. All comments will be available to the public and the Zoning Administrator Public
Hearing using the eComment portal. Comments must be received prior to the time the Zoning
Administrator calls for the close of the commenting period. Comments received after such
time will not be considered by the Zoning Administrator. If you have difficulty or are unable to
submit a comment, please contact Claudia Ramos for assistance at

1. DR19-0026: Consideration of the development of a one-story 3,062 square-foot 7-11
Convenience Store and gas station on a .81-acre vacant site located at the corner of
Main Street & Fourth Ave.
CUP19-0017: Consideration to allow the use of a 7-11 Gas Station in conjunction
with the convenience store on a 0.81 acres site located on a vacant parcel at corner
of Main Street & Fourth Ave.

Approve the application for the Design Review and Conditional Use permit to construct
a one-story 3,062 square-foot 7-11 Convenience Store and gas station based on the
information contained in the application, this report, and Notice of Decisions.
2. PUBLIC HEARING DR19-0007: Consideration of a one-story 3,887 square-foot
automated carwash building with vacuum stations on a 0.93-acre vacant site located
at the corner of Main Street & 7t" Street.

square-foot automated carwash building with vacuum stations on a 0.93-acre vacant
site located at the corner of Main Street & 7t" Street.

RECOMMENDATION:
Approve the application for the Design Review and Conditional Use Permit to

3. MPA-20-0015: Consideration of a Coastal Development Permit for development of
the Sweetwater Park within the Bayfront Master Plan.
