HomeMy WebLinkAboutReso 1985-12167 Revised 9/26/85 RESOLUTION NO. 12167 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING SITE PLAN FOR SAN DIEGO COUNTRY CLUB CONDOMINIUM PROJECT The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, Calmark Development Corporation is proposing to construct 77 condominium units north of Naples Street between Dixon Avenue and Tobias Drive, and WHEREAS, the Design Review Committee at its meeting of September 5, 1985 unanimously approved the project subject to the following conditions: a. The guest spaces shall be physically identified on the site. b. A total tree removal list including any existing trees and those trees removed after January of 1983, shall be replaced on the new site plan with specimen trees in accordance with a plan approved by the City's Landscape Architect. c. The landscaping plan submitted to the City shall be revised to establish an acceptable plant palette approved by the City's Landscape Architect. d. The applicant's landscape architect shall work with the grading plan on file to soften the proposed 2:1 slope banks and provide additional retaining walls to maximize the usable common open space within the project. e. A proposed trellis design to accommodate patio structures in the private rear yard area shall be submitted to the Planning Department for an overall conceptual approval prior to any building permit request. f. The curb returns on the alley-type approach system shall have a maximum radius of 10 feet. -1- g. Prior to any approval of the grading plan, the applicant shall supply the City with evidence that the County Sanitation and Flood Control has approved the proposed storm drain emptying into the County's channel. h. The owners of the San Diego Country Club shall approve the proposed off-site grading, landscaping, and drainage work to be done on their property. WHEREAS, when the subject project was rezoned in the latter part of 1984, the City Council directed that the site plan and landscaping be appealed to Council for review, and WHEREAS, EIR-84-7 and the addendum have been prepared in accordance with the California Environmental Quality Act of 1970 for said project. NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Chula Vista does hereby concur with the decision of the Design Review Committee and approves the site plan for the San Diego Country Club Condominium Project subject to the conditions set forth hereinabove. BE IT FURTHER RESOLVED that the City Council hereby certifies that it has reviewed the information contained in EIR-84-7 and the addendum in making a decision on the project. BE IT FURTHER RESOLVED that the landscaping, fencing and drainage plans shall be brought back to Council for final approval.
