The project contains 52 units of apartments at Levels 3-7 (see unit mix on this page for more information.) The project will contain a percentage of affordable units to take advantage of incentives including but not limited to a lower parking ratio. The site is approximately 21,057 sf, or 0.48 acres and is an existing surface parking lot with frontage along E Street to the south, and Third Ave to the east. The site is adjacent to existing commercial to the west, and to a recently entitled Senior Apartment Complex to the north. Level 1 will contain common areas associated with the residential portion, a 2,480 sf commercial space for lease along E Street, and miscellaneous utility rooms. Parking for both residential and commercial will be located within the podium parking garage at Level 1 and Level 2. Level 3 will have a large residential amenity deck with landscaping, hardscaping, and furnishings separated from private landscaped patios by stormwater retention basins. The project will be five stories of wood framed Type III-A construction over a post- tensioned concrete podium over a two-story Type I-A concrete parking structure separated by a 3-HR horizontal assembly.
