Bonita Glen Dr, Chula Vista CA 91910
The project consists of 7 residential buildings situated at Bonita Glen Drive. Buildings 1-6 are 3 stories with dwelling
units and tuck under parking at level 1 and dwelling units above at levels 2 and 3. Buildings 1-6 are non-elevator
buildings and dwelling units at levels 2 & 3 are accessed via stairs. Building 7 is 3 stories of residential use over 1
story of parking and contains 66 dwelling units. The site includes landscaped areas, surface parking and amenities
such as a tot lot and pool and spa with associated pool building for resident use only.
Notes:
1. Gross areas are the overall areas of the building per level.
2. For FAR calculations, parking areas, roof terraces, unenclosed balconies and exterior egress stairs at walkways are excluded
Portions of lots 1, 2 and 3 in the City of Chula Vista, County of San Diego, State of California, according to map
thereof No. 2207, filed in the office of the county recorder of San Diego County, June 30,1936.
Along with a portion of parcel ‘B’ in the City of Chula Vista, County of San Diego, State of California, according to
parcel map thereof No. 85, filed in the office of the county recorder of San Diego County, January 3, 1969.
Parcel 1B of the Final Order of Condemnation to the State of California, recorded March 7, 1974 as Instrument No. 74-057879 of Official Re-
cords, for purposes shown therein, those portions of Lots 2 and 3 of Sunny Vista, according to Map thereof No. 2207, filed in the office of the
County Recorder of San Diego County, June 30, 1936, described as follows:
Beginning at the Southeast corner of that land described in Deed to the State of California, recorded March 13, 1969 as Instrument No. 44030
of Official Records of said County, thence along the following numbered courses: (1) along the Easterly line of said Lot 3 S. 02°09’57” W., 52,41
feet; (2) continuing along said Easterly line, along a tangent curve to the right, having a radius of 375.01 feet; through an angle of 14°35’30”,
a distance of 95.50 feet; (3) continuing along said Easterly line, S. 16°45’27” W., 7.86 feet; (4) leaving said Easterly line, N.73°14’33” W., 0.50
feet; (5) from a tangent which bears N. 16°45’27” E., along a curve to the left, having a radius of 74.50 feet, through an angle of 108°07’35”,,
a distance of 140.59 feet (6) parallel with the Southerly line of said State land, S. 88°37’52” W., 169.98 feet; (7) S.68°03’05” W., 47.30 feet; (8)
from a tangent which bears S.68°03’05” W., along a curve to the right, having a radius of 45.00 feet, through an angle of 152°23’24” a distance
of119.69 feet to the beginning of a 45.00 foot radius compound curve concave Southerly; thence along the arc of said curve Easterly 54.0 feet
through a central angle of 68°46’15” then South 70°46’37” East 34.50 feet; thence North 88°38’22” East 276.81 feet to the point of beginning.
Together with the extinguishment of all easements of access appurtenant to the remaining lands in and to Vista Drive, according to said Map
No. 2207, resulting from the closing of said Drive at the Freeway over and across the following described line:
Beginning at a point on the Westerly line of said Vista Drive, said point also being the Easterly terminus of hereinabove described course (9);
thence S. 47°48’53” E., 65.29 test to the Easterly line of said Vista Drive.
The bearings and distances used in the above description are on the California Coordinate System, Zone 6. Multiply all distances used in the
above description by 0.9999830 to obtain ground level distances.
As Shown as Parcel 3 on State Highway Map 157, and described in a Relinquishment of Highway Right of Way in the City of Chula Vista, Road

4. THE IRRIGATION CONTRACTOR IS RESPONSIBLE FOR FAMILIARIZE THEMSELVES WITH ALL GRADE DIFFERENCES,
LOCATION OF WALLS, RETAINING WALLS, CURBS, FENCES, WOOD STRUCTURES, CONCRETE STRUCTURES, BUILDINGS,
UTILITIES, ETC. THE CONTRACTOR SHALL COORDINATE HIS/HER WORK WITH THE GENERAL CONTRACTOR AND
OTHER SUBCONTRACTORS FOR LOCATION OF PIPE SLEEVES THROUGH WALLS, UNDER ROADS, PAVING AND OTHER
STRUCTURES. CONTRACTOR SHALL NOT INSTALL ANY ITEMS WHERE IT IS OBVIOUS THAT THEY ARE IN DIRECT

WHERE FEASIBLE. SLEEVING SHALL ALSO BE BURIED MIN. 24" UNDER PEDESTRIAN PAVEMENT, AND MIN. 30" UNDER
VEHICULAR PAVEMENT, OR PER LOCAL GOVERNING CODES AND REGULATIONS, WHICHEVER IS MORE STRINGENT.
