Absent: Iviember Poulter. Also Present: City Planner ?�ranner, City Attorney Boyer, Asst. to the City .engineer, Johnson. .APPROVAL OF IiTI IUT' it was moved by Member Mohr, seconded by Member Farris and unanimously carried, that the minutes of the meeting held November 163 1953 be approved, copies having been mailed to each Member. ZONE VARIANCES Mr. and iirs. F. T. Jones, 518-522 Third Ave., requested permission to relocate real estate office to left-front living unit from rear office granted variance pre- viously. It was moved by Member lhIohr, seconclr�d by 11ember Smith and unanimously carried, that the variance be granted for the reasons stated in the application; pro- vided that the 1� ft. by 6 ft. billboard be attached to the building or behind the setback line and that the raised letter sign be attaches' to the -huilding with letters not to exceed 8 inches, also that the existi_n_r real estate sign be removed, and further provided that the variance become null and void with the transfer of ownership of the property. - Geyer, vett, :Tright and Banister, near N.'j. corner ;.Iankato St. and Third Ave., requested approval for C--1 use in an R-3 zone to construct and operate a supor jnarket with off-street parlcing. It was moved by Yember Smith, seconded by l ember Mohr and unanirlously carried, that the variance be granted for the reasons stated in the ap- plication with the provision that it meet all engineering st.�.ndarc?_s and that an im- prover?. 20 ft. alley be dedicated to .the City at the rear of the property to connect with Yankato St., and that 21[ months be allob7ed for completion. i.irs. Marvel Allen, 478 Second Ave. , requested permission to continue to operate a. child care canter for 20 children, in an R-1 zone for a four year period. Renewal of variance previously granted. it vas moved by U-n—oer Smith, seconded b�% 14ember Plohr that the variance ire ^ranted for the reasons stated in the ap-plication and as defined in Planning Comrlission Resolution No. 225 provided the variance is limited to use by ltIrs. Several prospective buyers of the houses ,=rcre also present. I'VagnAr to answer the letter and inform_ the Association of the future plans of the State Division of Hi g!Tnays for an overpass at that intersection. Chairr-an Stewart stated that he had received a request from the First Ave. Assoc. for a meeting of their coT:rmittee vfith a special Planning Commission co mnittee.
