OF THE PLANNING COP. 1ISSION OF THE CITY OF
CHULA VISTA, CALIFORNIA
Held Monday, March 17, 1952 .
The Planning Commission met in the" Council Chamber at City Hall at 7:30 P.M.
on the above date with the following Members present: Poulter, Drew, Ramage, Smith,
Stewart, Halferty, Longworth. Absent: None.
Also Present: City Planner Wagner, Asst. City Engineer Wheeler.
APPROVAL OF MINUTES
It was moved by' Member Ramage, seconded by Member Stewart, and carried, that the
minutes of the meeting held March 3, 1952 be approved, with the following corrections:
the letter from Mr. C. Baker, relative to off-street parking was ordered filed, but
to be brought up at this meeting, and Member Drew did not vote on-the Amendment to
Ordinance No. 398• Copies had been mailed to each Member.
ZONE VARIANCE
Mr. Daniel R. Anderson, 561 Casselman St., requested a variance to allow an 8 ft.
rear yard instead of the required 25 ft. It was moved by Member Drew, seconded by
Member Stewart, and carried, that the variance be granted for the reasons stated in
the application.
REVISED PLANS FOR TERRY TRAILER PARK - 350 National Ave.
11r. Gilliland, representing the owners of the above trailer park, appeared before
the Commission to request approval of revised plans. The plans relocated the main
access road and widened it from 25 ft. to 31 ft. and reduced the number of trailer
spaces from 47 to 38. All structural buildings and sanitation facilities would re-
main the same as shovm on the original plans. Mr. Gilliland stated that if the re-
visions were approved, blueprinted copies would be filed with the- Secretary of the
Planning Commission. It was moved by Member Halferty, seconded by Member Smith, and
carried, that the revised plan be approved, provided adequate plans are filed with
the planning office.
FINAL MAP - Verde Park #3.
It was. moved by Member Stewart, seconded by Member Smith, and carried, that
the Final Map of Verde Park #3 be approved, subject to the reduction of Kearney St.
to a 25 ft. half width street and contingent upon the deleding of Lots A and B along
the south side and east end of Kearney St., and subject to the approval of the
City Engineer.
APPROVAL OF DIRECTIONAL SIGNS - El Primero Hotel.
Mr. St. Ville, owner of the El Primero Hotel, appeared before the Commission
to request permission to put up directional signs along "E" St. and "G" St. between
National and Third Aves, to show the location of the hotel. It was recommended that
Mr. l"7agner make a further study of the plans and bring in a report and recommendations
for a future meeting.

DISCUSSION OF FUTURE BOY'S CLUB LOCATI0N.
Mr. Wagner reported that he had attended a meeting with various civic organizations
in the City, to discuss plans for a future Boy's Club to be located in the City of
Chula Vista. Since the plans are so tentative, it was recommended by Member Drew
that the matter be left open for discussion pending a decision by the sponsoring
groups as to just what their desires are.
OFF-STRE-ET PARKING PROBLEM
A general discussion was held between the Planning Commission and members of the
audience, Mr. Disney, Mr. Hooper-and Mr. Davis, regarding off-street parking for
commercial and industrial buildings. The general feeling of the members of the
audience who were opposed, was that such a proposal would be unfair to the individual'
businessmen, but that if the merchants would join in raising the necessary funds for
parking lots, the City, citizens and businessmen mould benefit greatly.
It was recommended by the Planning Commission that the problem be tabled for the
present time.
ADJOURNMENT
It was moved by Member Smith, seconded by Member Poulter, and carried, that
the meeting adjourn, sine die.
