HomeMy WebLinkAbout1951-06-04 PC MINS n MINUTES OF A REGULAR ADJOURNED MEETING OF THE PLANNING COMMISSION OF THE CITY OF CHULA VISTA.. CALIFORNIA Held Monday, June 4. 1951 The Planning Commission met in the Council Chamber of City Hall on the above date at 7:30 P.M. with the following Members present: Wulff, Drew, Smith, Halferty, Poulter, Stewart. Absent: Member Ramage. Also Present: City Attorney Boyer, City Engineer Floyd. It was moved by Member Smith, seconded by Member Poulter, and carried, _ that the minutes of the meeting held May 21, 1951, be approved as mailed. Naming of Street - North of Rosebank School. It was moved by Member Halferty, seconded by Member Stewart, that the street North of Rosebank School be named Flower Street. The motion was carried by the following vote, to-:pit: AYES: Members Smith, Halferty, Poulter, Stewart, Wulff. NOES: Member Drew. ABSENT: Member Ramage. Tentative Map - Canasta Terrace City Engineer Floyd presented a tentative mpa of Canasta Terrace. It was moved by Member Smith, seconded by Member Stewart, and carried, that the map be approved, with the condition that the alley be paved. Final Map - Rogan Hills City Engineer Floyd presented a final map of Rogan Hills. It was moved by Member Smith, seconded by Member Halferty, that the map be approved, with the fol- lowing recommendations: a 30 foot paved street from curb to curb; a 40 foot radius in the turn-around; regulation curbs; sidewalks to be waived. The required radius for the turn-around and the requirement .of sidewalks were waived for the reasons that the proposed street is short, very little traffic is anticipated, and it cannot be extended.--The motion was carried by the following vote, to--Alt: AYES: Members Halferty, Smith, Stewart, Wulff. NOES: . Members Poulter, Drew. ABSENT: Member Ramage. At this point, Member Ramage arrived. Zone Variances Mr. C. B. Sutton, 265 Fifth Avenue, requested a side yard setback of 4 feet instead of the required 5 feet for an existing attached'garage. It Has moved by Member Poulter, seconded by Member Stewart, and carried, that the variance be' granted for the reasons stated in the application. Johnson-Tyson & Lynds, requested the re-zoning of the Northeast corner of Second Avenue and F Street to an R-3 zone instead of the present R-1 zone. A petition with approximately 65 signatures of adjoining property owners was presented in opposition to the request. After due consideration, it was moved by Member Drew, seconded by _2_ Member Halferty, and carried, that the variance be denied. Mr. Matthew H. Cannon, 125 ,Whitney Street, requested a variance to convey a lot 64-1—i-106-1/101 for the purpose of constructing a residence thereon. It was moved by Member Smith, seconded by Member Ramage, and carried, that the variance be granted for the reasons stated in the application. Mr. Harold C. Smith, 240 Garrett -Avenue, requested a rear yard setback of 15 feet for the purpose of building three garages with duplex above. It was moved by Member Drew, seconded by Member Ramage, that the variance be granted for .172 feet setback from center of alley, for the reasons stated in the application, providing an additional 2z feet is deeded to the City to widen the alley to 20 feet. The motion was carried by the following vote, to-.at: AYES: Members Drew, Halferty, Smith, Stewart, Ramage, Wulff. NOES: Member Poulter. ABSENT: None. Mr. Carmean N. Weider, 240 Cypress Street, requested a rear yard setback of 5 feet or the purpose of constructing a residence. It was moved by Member Smith, seconded by Member Stewart, that the variance be granted for the reasons stated ;n the application, providing that the building be only one story in height. The motion was carried by the following vote, to-met: AYES: Members Stewart, Smith, Halferty, Poulter, Ramage, Drew. NOES: Member Wulff, ABSENT: ' None. Tree Removal Mr. Louis A. Dahlene, 259 Fifth Avenue, requested permission to remove an olive tree from the parking strip in front of his property. It was moved by Member Ramage, seconded by Member Poulter, and carried, that the tree be removed at the applicant's expense, and replaced with a suitable tree as recommended by the Park Superintendent. Budget It was recommended by Chairman Wulff that Members Halferty, Ramage and Drew attend the meeting of the City Council on June 12, 1951 to discuss the proposed 1951-1952 Planning Commission budget. Adjournment It was moved by Member Poulter, seconded by Member Ramage, and carried, that the meeting adjourn until Monday, June 18, 1951. Jedh C. Steele, Secretary
