OF THE PLANNING COMMISSION OF THE CITY OF
CHULA VISTA, CALIFORNIA
Held Monday, May 72 1951
The Planning Commission met on the above date at 7:30 P.M. in the Council
Chamber of the City Hall with the following Members present: Wulff, Drew, Ramage,
Stewart, Poulter, Smith, Halferty.
Absent: None
Also Present: City Attorney Boyer, City Engineer Floyd, Asst. City Engineer Wheeler.
It was moved by Member Ramage, seconded by Member Stewart, and carried, that
the minutes of the meeting held April 16, 1951 be. approved as mailed.
Record' of Survey - Fifth Ave. and.Davidson St.
It was moved by Member Stewart, seconded by Member Smith, and carried, that
the map be approved providing the lots are all a minimum of 6,000 sq. ft. The
motion was carried by the following vote, to-wit:
AYES: Members Drew, Ramage, Stewart, Poulter, Smith; Wulff.
NOES: Member Halferty.
ABSENT: None.
Record of Survey - First and F Street - Tentative Map - Norman Heights
It was moved by Member Drew, seconded by Member Smith, and carried, that the
two maps be referred back to the engineers for a plan showing better use of the
property. The motion was carried by the following vote, to-Wit:
AYES: Members Drew., Ramage, Stewart, Halferty, Smith, Wulff.
NOES: Member Poulter.
ABSENT: None.
Request for Approval of Easement Pursuant to Zoning Ordinance Mr. Tyson -
Between Hilltop and First Avenue South of Bonita St.
It was moved by Member Halferty, seconded by Member Stewart, and carried,
that the easement cU_- named Rogan Lane and shown on a plat of a portion of Lot 5,
Quarter Section 124, be approved.
Zone Variances
Mrs. Alice Miller, 744 Del Mar Ave., requested a variance to allow her to make
plaster models in the garage of her residence in an R-1: zone for resale. It was
moved by Member Drew, seconded by Member Ramage, and carried, that the variance be
granted for a period ending December -31, 1952, ,for the reasons stated in the ap-
plication, providing there are no advertising signs erected.
Jack A. Hillier, 374 Parkway, requested a variance to allow him to build an
attached utility room to a proposed apartment building, without the required rear
yard (adjacent to a 10, public easement). It was moved by Member Stewart, seconded
by Member Drew, and carried, that the variance be granted for the reasons stated
in the application, providing the work is acted upon within twelve months.
Mr. John A. Niemeyer, 74 Oaklawn Ave., requested a variance to erect a tri-
plex on a lot having a 43.77.frontage, and being 108, in depth in anR-3 zone.
It was moved by Member Smith, seconded by 1dember Halferty, and carried, that the
variance be granted for the reasons stated in the application, providing the

proper setbacks are observed.
The San Diego Gas and Electric Co. requested a variance to allow them to
erect an 8 ft. fence around their Substation at Fourth Ave. and F Street, in an
R-3 zone. It was moved by Member Drew, seconded by Member Smith, and carried,
that the variance be granted for the reasons stated in the application, providing
that a cyclone type. fence is erected.
Tree Removals
Mr. Charles I. Burr, 511 Second Ave. , requested the removal of one eucalyptus
tree from the parking strip in front of his property. It was moved by Member
Ramage, seconded by Member Halferty, and carried, that the tree be removed at the
owner's expense and replaced with a suitable type of tree as recommended by the
Park Superintendent.
Mr. Leo Kelley, 560 E Street, requested the removal of a pepper tree from
the parking strip in front of his property. It was moved by Member Poulter,
seconded by Member-Halferty, and carried, that the tree be removed at the owner's
expense, with no replacement necessary.
Adjournment
It was moved by Member Poulter, seconded by Member Smith, and carried, that
the meeting adjourn until Monday, May 21, 1951, at 7:30 P.M.
