With Chairman Wulff presiding. Present: Members Wulff, Drew, Poulter, Ramage, Stewart, Smith, Halferty. Absent: None Also Present: City Planner Wagner, City Attorney Boyer, City Engineer Floyd, Asst. City Engineer Wheeler. " Approval of Minutes It was moved by Member Halferty, seconded by Member Smith, and carried, that the minutes of the meeting held August 20, 1951 be approved-with the following cor- rection: The Y. S. Barlow zone variance should state that the sign be set so that no portion thereof would be closer than two feet to the sidewalk. ' Copies of the minutes were mailed to the Members. Zone Variance J. H. Tompkins, S.W. corner of Fourth Avenue and E Street, requested a variance to allow the re-zoning of his property .to a C-2 zone and to reduce the building setback on Fourth Avenue to 15 ft. It was moved by Member Smith, seconded by Member Ramage, that a variance be granted for the construction and maintenance of a bungalow-type real estate office, with a 20 ft. setback allowed. on Fourth Avenue and for the opera- tion of a real estate business thereon. The motion was carried by the following vote, to-wit: AYES: Members Drew, Ramage, Stewart, 'Smith, Halferty, Wulff. NOES: Member Poulter. ABSENT: None, Tentative Map _ Second Avenue and F Street - Harold Foster. I,'Ar easter presented a tentative map of a proposed subdivision at the above address. It was moved- by Member Poulter, seconded by Member Stewart,. and carried, that the tenta- tive map be revised and approved as follows: with sewer in Montebello St., and a 50 ft. radius in the turn-around, and full paving, with curbs and gutters and sidewalks on the South side of Montebello Street; curbs and gutters on Second Avenue; and curbs, gutters, sidewalks and full paving on F Street. Zone Variances Beulah Iffhitney, 5 Lots between Garrett and Landis, North of "E" Street, requested a variance to erect multiple dwellings in an R-1 zone. Several of the adjoining property . owners were present to protest the variance. It was moved by Member Drew, seconded by Member Halferty, that the variance be granted for the reasons stated in the application, for one-story duplexes or one-story R-3 multiple dwellings with a garage for each unit. The motion was carried by the following vote, to-wit: AYES:- Members Drew, Halferty, Stewart, Smith, Poulter. NOES: Members Wulff, Ramage. ABSENT.: None. � 3 . Mrs. Shirley Botterman, 510 Cassel an Street, requested a variance to erect multiple dwellings in an R-1 zone. It was moved by Member Smith, seconded by Member Stewart, and carried, that the request be denied since there were no facilities for garages or -2- off-street parking. Mr. K. R. Neel, 377 Del Mar Avenue, requested a variance to allow a 19 ft. rear yard in order to 'construct a duplex. It was moved by Member Halferty, seconded by Member Smith, and carried, that the variance be granted for the reasons stated in the application, provided that provision for an improved, parking area or garage be pro- vided for two cars. Dr. A. R. Stadin, 67 Fourth Avenue, requested a variance to allow a lot having a 37 ft. frontage. It was moved by Member Ramage, seconded by Member Halferty, and carried, that the variance be denied. Harold B. Caldwell, 185 Second Avenue, requested a variance to allow the construction of a duplex or duplexes in an R-2 zone. It was moved by Member Drew, seconded by Member Poulter, that the request b-e tabled pending further discussion of the matter and a study of the area. The motion was carried by the following vote, to--i-rit: AYES: Members Drew, Poulter, Smith, Stewart, Halferty, 17ulff. NOES: None. ABSENT; None. NOT TiOTING: Member Ramage. Dr. John D. McCausland, 275 F Street, requested a variance to allow the construction of a two-story, six unit apartment with a rear yard of 18 ft. It was moved by Member Ramage, seconded by Member Smith, and carried, that the variance be tabled pending presentation of a sketch providing parking facilities for six cars. Guy IV. Russell, 485 E Street, requested a variance to allow the construction of a duplex in the rear with a 5 ft. rear yard. It was moved by Member Smith,, seconded by Member Poulter, and carried, that the variance be granted for the reasons stated in the application, provided the rear yard be 9 ft. instead of the requested 5 ft. Tree Removals Mr. Fernando Basulto, 291 Alvarado St., requested the removal of one acacia tree from the parkway in front of his property. It was moved by Member Poulter, seconded by Member Ramage, and carried, that the .tree be removed at the owner's expense and re- placed with a suitable tree as recommended by the Park Superintendent. Mr. Howard R. Bullen, 324 Roosevelt St., requested the removal of one acacia tree from the parkway in Tront of his proper y. It was moved by Member Poulter, seconded by Member Ramage, and carried, that the tree be removed at the owner's expense and re- placed with a suitable tree as recommended by the Park Superintendent.
