OF THE PLANNING COM[dISSION OF THE CITY OF
CHULA VISTA, CALIFORNIA
Held Monday, April 2, 1951.
The Planning Commission of the City of Chula Vista met 6n the above date at
7:30 P.M. in the Council Chambers of the City Hall with the following members
present: Wulff, Dreg, Smith, Stewart, Halferty, Poulter.
Absent: Member Ramage.
Also Present: Asst. City Engineer Wheeler, City Attorney Boyer, Councilman DelVolfe
It was moved by Member Drew, seconded by Member Smith, and carried, that the
minutes of the meeting held March 19, 1951 be approved as mailed.
Final Map - Miles & Dalseth Subdivision
It was moved by Member Halferty, .seconded by Member Smith, and carried, that
the map be approved and recommended to the City Council for acceptance with the pro-
vision that Corte Maria St. be dedicated without improvements for the reason that
there is little likelihood of full width development of the street in the near
future, and that a lot one foot wide be deeded to the City of Chula Vista between
the street -and adjoining property not in the subdivision at the Southeast corner of
King Street.
Final Map - La Playa Vista.Annex #2
It was moved by Member Poulter, seconded by Member Stewart, and carried, that
the final map be approved and recommended to the City Council for acceptance, pro-
vided that a lot one foot wide be deeded to the City of Chula Vista between the
street and adjoining property not in the subdivision on the North side of Otis St.
Tentative and Final Maps - Millan -Manor
It was moved by Member Poulter, seconded by Member Stewart, and carried, that
the maps be approved and recommended to the City Council for acceptance, provided
that a lot one foot wide be deeded to the City of Chula Vista between the street
and adjoining property not in the subdivision, at the East end and North side of
Lot 2, and in front of Lot B, and that a banjo be omitted in anticipation of the
street being continued, and that sidewalks may be waived along the Westerly end of
Uillan St. for the reason that it does not face lots in the subdivision.
Record of Survey - Davidson St. between Fifth and Fig.
It was moved by Member Smith,. seconded by Member Halferty, and carried, that
consideration of the Record of Survey be held over until the 'next meeting for fur-
ther study, and to allow the owners to.present. a plan. to develop their entire plot
and to investigate the installation of a water main.
Tentative Map - Bay Vista #3
,It was moved by Member Halferty, seconded by Member Smith, and carried, that
the tentative map be approved, provided the streets have 36 feet of paving and 4 foot
sidewalks, and a concrete drainage ditch be installed. Member Drew voted "No".

It was moved by Member Smith,' seconded by Member Stewart, and carried, that
the Planning Commission recommend to the City Council that permission be granted
to install 4 foot sidewalks in Bay Vista #1 and #2, instead of 5 foot in Bay Vista #2
as required in the Improvement Plans and agreement with the City.
Zone Variance - Herb Davies, 40 Third Avenue
It was moved by Member Stewart, seconded by Member Smith, and carried, that
Mr. Davies' request for a, variance to construct and operate a florist shop in an
R-1 zone be granted for the reasons stated in the application, providing that a
minimum front yard setback of -40 feet from line of the street is maintained.
Tree Removals
Mr. Harold L. East, 271 Fifth Ave., requested removal of one olive tree from
the parking strip in front of his property. It was moved by Member Stewart, seconded
by Member Smith, and carried, that the tree be removed at the owner's expense with
no replacement necessary.
Hobart Homes, Inc-., 81 Country Club Dr., requested removal of one eucalyptus
tree from driveway of proposed new dwelling. It was moved by Member Halferty,
seconded by Member Smith, and carried, that the tree be removed at the ownerts ex-
pense and replaced with a suitable tree as recommended by the Park Superintendent.
At this .point, Member Poulter left the meeting.
Zone Variance - Laura Wright, 53 Sierra Way
Mrs. Wright requested a 20 ft. setback on her property on Sierra Way instead
of the required 30 feet. It was moved by Member Drew, seconded by Member Stewart,
and carried, that the variance be granted for the reasons stated in the application.
Letter to Mr. Kenneth Gardner
It was moved by Member Drew, seconded by Member Smith, and carried, that the
Secretary be instructed to write to Mr. Kenneth Gardner expressing regrets for his
resignation.
Monthly Reports - Financial Condition
It was moved by Member Drew, seconded by Member Stewart, and carried, that the
City Council be requested to instruct the Finance Officer to prepare monthly state-
ments of the financial condition of the Planning Commission Fund.
Enforcement of Ordinance ,
It was- moved by Member Smith, seconded by Member Stewart, and carried, that
the Planning Commission recommend to the City Council and the Administrative Of-
ficer that the Ordinance regulating junk yards, etc., be enforced.
Adjournment
It was moved by Member Halferty, seconded by Member Smith, and carried, that
the meeting ,adjourri until Monday, April 16, 1951, at 7:30 P.M.
