OF THE PLANNING COMMISSION OF
THE CITY OF CHULA VISTA, CALIFORNIA
Held Monday - July 3, 1950
The Planning Commission met on the above date at 7:30 Pd M. in the
Council Chambers of the City Hall with Chairman Eckhart presiding.
Present: Members Eckhart, Wulff, Drew, Halferty, Poulter.
Also Present: City Attorney Boyer and City Engineer Henry S. Gierlich.
Absent: Members Logan and Ramage.
In the absence of the Secretary of the Planning Commission, the Chair-
man appointed Albert C. Boyer to act as secretary for this meeting.
It was moved by Member Poulter, seconded by Member Wulff, and carried,
that the minutes of the meeting held June 19th be approved as mailed.
Tree Removal
Glenn H. Miller, 507 H Street. It was moved by Member Wulff, seconded
i by Member Halferty, and carried, that .the request be granted if removed at'
the owner's expense and replaced, provided the tree is removed by a contractor
or specialist approved by the Park Superintendent.
L. R. Cresswell, 398 National Avenue. It was moved by Member Drew,
seconded by Member Halferty, and carried, that the request be granted, the
tree to be removed at the owner's expense and no replacement required.
(Commercial Property).
Ethyle Brown, 215 I Street. It was moved by Member Poulter, seconded
by Member Drew, and carried, that the request be granted, the tree to be re-
moved at the applicant's expense and replaced by the owner.
Hermosa Vista - Final Map.
Mr. Henry Algert presented the final map of Hermosa Vista, being a por-
tion of Lot 42 i section 137, for Lee and Leschorn. It was moved by Member
Wulff, seconded by Member Drew, and carried, that the final map be approved,
and that the owners be given approval to reduce the lot size of lot 6 to 6,500
sq. ft. in a R-1 zone for the reason that it will permit greater width to a
corner lot, and will eliminate a jog in the lot line of lots 7 and 8.
Chula Vista Highlands No. 2 - Tentative Map.
Par. Henry A Bert presented the tentative map of Chula Vista Highlands
No. 2, being a re-subdivision of a portion of Lot 11 and all of Lots 21 to
28 of Chula-Vista Highlands. It was moved by Member Halferty, seconded by
Member Wulff, and carried, that the tentative map be approved; the remaining
portion of Lot 11 to be deeded to adjoining lot owners.

Verde Park - Final Map.
Mr. H. C. Foster presented the final map of Verde Park, being a portion
of Lots 27 and 30 of 1 section 147, for 1Tr. W. Norman. It was moved by Member
Wulff, seconded by Member Poulter, and carried, that the final map of Verde
Park be approved and recommended to the Council for acceptance, provided par-
cels A and B are deeded to the City in fee. The requirement of cul-de-sacs
was waived for the reason that it is anticipated that Brightwood Avenue and
Elder Avenue will be continued.
Zone Variances.
Robert and Frances Cole -. 202 Church Avenue.
This application was- continuea from Ehe meeting of June 19th, 1950. It
was moved by Member Drew, seconded by Member Wulff, and carried, that the
variance be granted to build on the alley and E Street property line.
Alfred E. Beaulieu - 731 National Avenue.
Mr. Beaulieu requested a use variance to permit property in a M-1 and
R-1 zone be used for a trailer court. The notice of the variance having been
published and all property owners within 300 feet having been notified of the
request for a zone variance, objections were read from the following: Greta
W. Dean, 732 National Avenue. Arthur Spencer, 799 Fourth Avenue. At the
hearing, Mrs. Catherine A. Patterson objected to the granting of the variance;
Mr. Scott P. Ivers, owner of land to the East, said he contemplated subdivid-
ing for residential purposes, and disapproved the development, and objected
to the requested variance; and Mrs. M. A. Derthick spoke in opposition. Member
Wulff stated that although the applicant planned a desirable trailer court, a
M-1 usage, it is undesirable as a R-1 usage, and that an adjacent residential
subdivision is anticipated. It was moved by Member Halferty, seconded by Member
Drew, and carried, that the application be denied.
Proposed Ordinance for Auto Wrecking Yards.
The Commission requested the City Attorney to investigate the possibility
of requiring automobile wrecking yards to operate behind solid fences and to,
require merchandise, such as used furniture, to be displayed and sold in build-
ings only.
Adjournment
It was moved by Member Eckhart, seconded by Member Poulter, and carried,
that the meeting adjourn sine die.
