The Commission met in Regular session on the above date at 7.30 o'clock P.M., in the Council Chambers of the City Hall, with Chairman Davis presiding. Members present: Messrs Davis, Irey, Guest, Cloyed, Fisher, Welton. Absent: None. Minutes of Regular meeting held January 3, l%9, and of an adjourned meeting held January 17, 1949, having been prepared and mailed to each member of the Commission, and to each member of the Council, were approved, upon motion by Member Cloyed, seconded by Member Welton, and carried. REMOVAL OF TREE: The secretary read a letter to the Commission, by S.Carl Miller of 165 Second Avenue, Chula Vistas requesting the removal of a large pepper tree from in front of his property. Upon motion by Member Welton, seconded by Member Fisher, and carried, the request was granted, s bject to the usual deposit of $$5.00 and removed at owner's axp ense. �Mr.Norman has since recommended no replacement as 3 palms stand in front of propert�i ZONE VARIANCES _ Published�at,least ten 0)_=dates rev_ious to meet® (1) Upon motion by Member Irey, seconded by Member Cloyed, and carried, Zone Variance request made by Charles L;Gunthorp to operate the business of mimeographing and printing at his residence 20 Second Avenue, which is a renewal of last year's request, was granted for a period of one year from this date. (2) Upon motion by Member Cloyed, seconded by Member Fisher, and carried, Zone Variance (Renewal) request made by Chester Thomas of the T & D.Transfer and Storage, to operate the latter, was granted for a period of one year,, being the usual period for all renewals. (3) Upon motion by Member Welton, seconded by Member Fisher, and carried,, - Zone arried, - Zone Variance request made by Mrs. Florence D.Bean of 613 Second Avenue, for the purpose of converting two-story building into duplex, subject to plans being presented covering existing Building only. (4) Upon motion by Member Fisher, seconded by Member Guest, and carried, the Zone Var2ance request signed by Edwin Chessman of 567-Fourth Avenue, CD for the purpose of operating photo-finishing dark room in garage, was granted for a period of year from date. (5) Mr. Carl E.Stewart appeared before the Commission relative to his Zone -Variance request, asking permission to construct a store room in the rear of his property at 573 Roosevelt Street, for the purpose of storing Water Softeners. After some discussion, it was decided that, before acting on this request, a committee appointed by Chairman Davis, consisting of Members Cloyed and Fisher, investigate this proposal and report back to the Commission at their next Regular meeting, namely, March 7, 1949• PROPOSED RECORD OF SURVEY: 14r®Duane Stafford, representing the Hobart Homes and Messrs Lee & Leschorn, appeared before the Commission, to present to them plans for the development of a portion of Lots 10 and 15, Quartersection 122, in the City of Chula Vista. After some lengthy discussion Chairman_ Davis felt it advisable to first ask Council's acceptance of dedication of street. It was thereupon moved by Member Irey, seconded by Member Fisher, and carried, that recorimlendation be made to City Council to accept the Dedication of Street with improvements according to Subdivision Ordinance No.377, and, according to letter written by Mr.Stafford dated February 4, 1919, in the fourth paragraph, namely, "It is proposed that King Street be improved by installation of curbs, sidewalks, sevier, and oil mix paving and dedicated to the city. Water mains will be installed as required by the California Idater and Telephone Company. Sewer will be placed in the Street and will run west along King Street thence South along. a 10 foot easement to "J" Street." which letter is on file with the secretary of the Commission. DEDICATION OF STRETIT - Heaton. Upon motion by Member Guest, seconded by Member Welton, and carried, it was recommended that City Council accept the dedication of street, subject to completed improvements which the City Engineer outlined, including sidewalk; and as follows:- Surfacing ollows:Surfacing of street on both sides; 4 foot sidewalk on west side of Fig Avenue, and the installation of sewers, according to plans presented by City Engineer Harold Foster. VIIDENING OF KEARNEY STREET: Upon motion by Member Irey, seconded by Member Cloyed, and carried, it was moved that City Council accept the southerly 30 feet of Kearney--Street from Second Avenue to a point 620 feet east of Second Avenue, subject to improvements by property oviners, such as combination curb and gutter, grading and oiling for which deposit shall be made, and all expenses in connection therewith to be paid by property owners.
