HomeMy WebLinkAbout1957-12-05 PC MINS MINUTES OF A SPECIAL MEETING OF THE PLANNING COMMISSION OF THE CITY OF CHULA VISTA, CALIFCRNIA December 5, 1957 A special meeting -of the Planning Commission was held on the above date in Council Chambers at Civic Center at 2:00 P.M., with the following irembers present: Kingj Stewart, Calkins; Bendickson, Byron and Culnan. Absent: Member Armstrong. Also Present: Engineer Hughes, KIFFE'S SUBDIVISION NO. 1 - Tentative Map- "G" At Hilltop Revised maps of Kiffe' s Subdivision were presented showing Vista Way extending to the northern boundary of the subdivision, both with a 50 foot right-of-way and a 40 foot right-of-way. It was moved by Member King, seconded by Member Bendickson and carried that the tenta- tive map, of Kiffe' s Subdivision No. 1 be approved, subject to the following conditions: 1. That the subdivider show a 46 foot right-of-way with 36 foot travel-way, for Vista Way. 2. That a temporary turn-around be constructed at the northerly end of Vista Way, completely within. the right-of-way. 3. That a 1' lot A be dedicated to the City at the northerly end of Vista Way. 4. That a monolithic curb-gutter and sidwalk be approved, 5 foot in width. - 5. That a 15 foot setbadk be approved on Vista Way and 20 foot on "G" Street. 6. That one tree be planted on each lot within the setback. 7. Subject to Engineering Department recommendations. HILLTOP GLEN - Tentative Map - Easterly End of Shasta, West of Hilltop The tentative map of 'Hilltop Glen was presented and recommendations from the Department of Engineering read.. It was moved by Member King, seconded by Member Calkins and carried that the tentative map of Hilltop Glen be approved, subject to the following conditions.- 1. onditions.1. That a temporary turn-around, within the right-of-way be substituted for the cul-de-sac at the easterly end of the subdivision on Shasta. 2. That a 1' lot be dedicated at the easterly end of Shasta. 3. That a bond be posted guaranteeing public improvements in front of lots 8 and 9 in the event that Shasta Street is put through to Hilltop: That the age of 4. the bond be five years. 4. That the drainage control plan be according to Engineering Department specifica- tions. ZONE VARIANCE - Frank Hynum, 25, 31 and 35 Broadway The variance application asking that the M-1 zone at 25-35 Broadway be extended an addi- tional 175 feet making a total of 300 feet of the property to be used for business pur- poses. The property is to be developed with a tire distributorship, new truck agency, appurtenant sales rooms and truck servicing, with the truck servicing and truck agency to be located on the rear 175 feet of the property. it was moved by Member Culnan' seconded by Member Byron and unanimously carried that the variance be granted, that the applicant be given permission to develop the rear 175 feet of hisproperty, zoned R-3, with a new truck agency, tire distributorship, trucking service and sales rooms, making a total of 300 feet depth from Broadway used for bus- iness purposes.
