RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY
OF CHULA VISTA ADOPTING MITIGATED DECLARATION IS-90-
20, ADDENDUM 96-t4 THERETO AND THE RELATED
MITIGATION MONITORING PROGRAM; AND APPROVING AND
AUTHORIZING THE EXECUTION OF AN OWNER PARTICIPATION
AGREEMENT WITH W.W. GRAINGER, INC. AND APPROVING
THE PROPOSED DEVELOPMENT OF A 17,250 SQ. FT.
WHOLESALE SHOWROOM/WAREHOUSE BUILDING AND
RELATED IMPROVEMENTS AT t150 BAY BOULEVARD
WHEREAS, W.W. Grainger, Inc., (hereinafter referred to as "Developer") desires to develop
their property at 1150 Bay Boulevard (APN 617-011-07) with a 17,250 sq. ff. wholesale
showroomANarehouse, 46 on-site parking spaces and related improvements ("proposed
development"); and
WHEREAS, the site for the proposed development is located within the boundaries of the
Southwest Redevelopment Project Area; and
WHEREAS, Developer has presented plans for the proposed development to the Design
Review Committee for their review and approval; and
WHEREAS, Developer's proposed development has been evaluated pursuant to the
requirements of the California Environmental Quality Act which has resulted in the preparation of
a Mitigated Negative Declaration finding that the only potentially significant environmental impacts
would reduced to less than significant levels; this document was circulated for public review in
accordance with CEQA; and
WHEREAS, Addendum 96-14 to Mitigated Negative Declaration IS-90-20 has been prepared
to reflect the revised project description and no substantial changes in environmental conditions on
the site nor in the proposed project that would result in any change in environmental impacts
discussed in IS-90-20 have occurred; and
WHEREAS, pursuant to the requirements of the Southwest Redevelopment Plan, the
proposed development is subject to the approval and execution of an Owner Participation
Agreement with the Redevelopment Agency of the City of Chula Vista.
NOW, THEREFORE, BE IT RESOLVED the Redevelopment Agency of the City of Chula
Vista does hereby find order determine and resolve as follows:
1. The Redevelopment Agency hereby adopts Mitigated Negative Declaration IS-90-20;
Addendum IS-96-14 thereto and the related Mitigation Monitoring Program.
2. The Redevelopment Agency hereby finds that the proposed development is consistent with
the Southwest Project Area Redevelopment Plan
3. The Redevelopment Agency hereby approves the proposed development and authorizes the
execution of an Owner Participation Agreement with W.W. Grainger, Inc., in substantially the
form presented, for the development of a 17,250 sq. ft. wholesale warehouse/showroom and
related improvements at 1150 Bay Boulevard pursuant to the plans approved by the Design
Review Committee; and the Chairman is hereby authorized and directed to execute same
