Thank you very much for the opportunity to review the plans for the proposed construction at
443 G Street .(case _.#...DR95-0031) which is the property ..lmmediately a-djoin.in.g. the rear of my
residence.. Upon -review of the plans, I have concerns about the impact of the -new structure on
the privacy of my backyard, and whether the plans conform with the spirit of Chula Vista's
residential zoning statutes.
My main objection to the structures is that the north wall of the second story apartment is 5
feet from the property line, rather than the standard 15 foot setback. It appears this was on the
premise that the ground floor foundation is 15 feet from the rear property line. Review of the
northern elevation drawings and Images of the 3-D renderings show the two story structure
extending beyond that point. A 10 by 25 foot overhang supported by 2 posts juts out toward
the fenceline, clearly visible above a 6 foot fence and planned screening plants. The
apartment also has a north -facing kitchen window overlooking my rear yard and bedrooms.
Though outdoor living areas and shade are valuable in this region, it strains credulity to
suggest that a north -facing area under an apartment, surrounded by fences, next to proposed
waste storage, and with only a 5 foot sliver of sunlight would be desirable for its residents as
an outdoor common area. There is no reason why this common space requires a roof or
building above. In fact, it would better serve its tenants and neighbors with open air around it.
The only reason to propose the extension is to expand income square footage.
The proposed plans do not conform with the 15 foot rear setback required by statute, causing
the second story apartment to loom over my yard. I ask that the Zoning Administrator insist
that the new structure adhere to the 15 foot setback requirement both in spirit as well as letter.
