Subject: Freeway Commercial North (FC -2) SPA Plan Amendment Documents
Chair Calvo and Commissioners, staff discovered that the ed that was provided to you with the
packet for the July 27, 2016 meeting (which was cancelled) contained some typographical errors on
certain pages of several sections of the Sectional Planning Area (SPA) amendment document. The
following italicized language are the correct edits highlighted. on the respective pages (see
Attachments) for your review and consideration.
A. SPA Plan
Exhibit A, Site Utilization Plan: Added "Minimum 15, 000 square feet of Ground
Floor Commercial."
B. Design Plan
• Exhibit 4, Site Utilization Plan: Added "Minimum 15, 000 square feet of Ground
Floor Commercial." . ,
® Page 11 -1, undeleted "Center"
C. PC District Regulations
• Table A, Property Development Standards: Removed footnote from FCI allowingfor
building height increase
• Tables B & D, Parking Requirements: Clarified that 0.33 guest parking spaces is in
addition to the required parking. Added requirement to tandem garage parking that
"The remaining 0.25 spaces will be provided as common unassigned parking. " Also,
clarified that driveways and drive aisles are excluded from being considered as
Common Usable Open Space, unless they are "motorcourts " that are enhanced and
designated as "No Parking" areas.
