The applicant's request Znvolves the development of thei� pro erty in the city lnto multz-family units under R-3-�� zon�ng (22+ units per acre�e The request to annex the 1 .59 acres of land in the County was approved by the Planning Commission on April 9, 1975 and has been submitted to LAFCO. 2. The Planning Commission found that the zoning was justified and appropriate for the area. N complete copy of the staff report to the Commissi;on is attached. The density permltted under the proposed rezoning and prezoning on the subject property is 69 units, 3 units fewer than possible under the exlsting R�3 zoni.ng in the County and the R-3-G zoning in the City. 3. The Planning Commission reviewed the Pdegative Declaration and certified that it had been prepared in accordance with CEQA, 1970, as amended. The PJegative Declaration is attached for Council review and certification. Department Head Recommendation: Concur. In addition, rezoning of the 1 .82 acres from R-3-G to R-3-M-p should become effective only upon the annexation of the adjoining 1 .59 acres located in the County.
