RESOLUTION OF THE CITY OF CHULA VISTA PLANNING
COMMISSION RECOMMENDING THAT THE CITY COUNCIL ADOPT
TENTATIVE SUBDIVISION MAP PCS -13 -01 TO SUBDIVIDE A.98 ACRE
SITE INTO FIVE (5) SINGLE - FAMILY LOTS FOR INDIVIDUAL
OWNERSHIP AT 386 DATE STREET. APPLICANT: IBERIA PROJECT
MANAGEMENT, LLC
WHEREAS, on March 7, 2013, a duly verified application for a Tentative Subdivision
Map was filed with the City of Chula Vista Development Services Department by Iberia Project
Management, LLC (Applicant); and
WHEREAS, the application requests approval to subdivide five (5) single - family lots for
individual ownership (Project); and
WHEREAS, the area of land that is the subject of this Resolution is an existing .98 -acre
parcel located at 386 Date Street (Project Site); and
WHEREAS, the Development Services Director reviewed the proposed project for
compliance with the California Environmental Quality Act (CEQA) and has determined that the
project qualifies for a Categorical Exemption pursuant to Section 15332 of the State CEQA
Guidelines. Therefore, no further environmental review is required; and
WHEREAS, the Development Services Director set the date for the hearing of the
Tentative Subdivision Map application, and notice of the hearing, together with its purpose, was
mailed to property owners and residents within 500 feet of the exterior boundaries of the
property at least 10 days prior to the said hearing date; and
WHEREAS, the hearing was held at the time and place as advertised, namely November
12, 2014 at 6:00 p.m. in the Council Chambers, 276 Fourth Avenue, before the Planning
Commission and the hearing was thereafter closed; and
WHEREAS, the Planning Commission having received certain evidence on November
12, 2014, as set forth in the record of its proceedings therein,
recommends that the City Council approve the Project, based on certain
terms and conditions.
NOW, THEREFORE, BE IT RESOLVED THAT THE PLANNING COMMISSION
recommends that the City Council adopt the attached City Council Resolution approving
Tentative Subdivision Map PCS- 13 -01, to subdivide a.98 acre site into five (5) single - family lots
for individual ownership.
BE IT FURTHER RESOLVED THAT a copy of this resolution be transmitted to the City
Council.
