30 Woodlawn Avenue

As a requirement for development of a proposed 21-unit apartment project
at 30 Woodlawn Avenue, the owner must dedicate 8 feet of street right-of-way
along the frontage of the property. This will allow the installation of
public sidewalk and provide 4 feet behind the sidewalk for utilities
if needed in the future.
The owner's engineer has prepared the required plat and legal description.
The grant deed has been executed by the owner and is now ready for
acceptance by the City Council .
RECOMMENDATION: That the Council adopt the subject resolution accepting,
naming and dedicating real property as Woodlawn Avenue.
BOARDS/COMMISSION RECOMMENDATION: Not applicable.
DISCUSSION:
Recently, Mr. William A. Goodin, owner in escrow of the property at 30
Woodlawn Avenue applied for an Initial Study. He proposes to build a 21-unit
apartment complex in addition to the single family dwelling now on the
property (Assessors Parcel ''No's 565-290-15 and 565-290-17).
Currently, the improvements to Woodlawn Avenue consist of curb, gutter,
and asphalt paving. We find that it is necessary to install sidewalk
along the frontage of the subject property. To do so the owner must
dedicate an 8-foot wide strip of right-of-way to accommodate the sidewalk
and provide a total of 4-1.2 feet behind the sidewalk for any future
underground facilities.
The present curb-to-curb width of this portion of Woodlawn Avenue is
30 feet. On-street parking will be prohibited along the frontage of
the subject development. All required spaces are being provided on-site.
In accordance with Section 12.24.010 of the Municipal Code, the grant deed
has been prepared and properly executed by the owner and is now ready
for acceptance by the City.
