On July 7, 1984, P.M. 85-1 was submitted by Wayne A. Bienhoff. This map will
subdivide land north of Moss Street and east of Broadway. The part of
Telegraph Canyon Channel along the north side of this property is to be
constructed by the Corps of Engineers in a cooperative project shortly.
Drainage easements are therefore needed. A street tree planting and
maintenance easement along Broadway is also required. According to the Corps
of Engineers, it is necessary that the dedication and acceptance of the
easements be memorialized in certificates on the Parcel Map.
RECOMMENDATION: That City Council accept the grants of easement for
drainage and street tree planting and maintenance.
BOARDS/COM1ISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
Parcel Map 85-1 has been checked and found to be in compliance with City
requirements. However, prior to recordation of said Parcel Map the developer
(Wayne A. Bienhoff) is required to grant to the City the above easements. The
first two easements (drainage and restrictive drainage) are required by the
Army Corps of Engineers. They are located on the north side of the property
along the Telegraph Canyon Channel . A street tree planting and maintenance
easement along Broadway is also needed. We have required this as a condition
of approval of the Tentative Parcel Map 85-1 . A plat is available for Council
viewing.
