SUBMITTED BY: City Enginee / (4/5ths Vote: Yes No ) REVIEWED BY: City Manager is On May 27, 1980 by Resolution 1010 , Council approved the Tentative Map for Chula Vista Tract 80-5, El Rancho Del Rey 6. The Final Map for Unit C is now before Council for approval . RECOMMENDATION: That Council adopt the resolutions as listed in the title hereto. BOARDS/COMMISSIONS RECOMMENDATION: N/A. DISCUSSION: The Final Map for Chula Vista Tract 80-5 Unit C has been checked and found to be in conformance with the Tentative Map. Unit C consists of 158 lots, 150 being residential , (7) seven being open space and (1 ) one being the future El Rancho Del Rey Unit 6E, 19 unit development. The owners have paid all fees and submitted all required documents and bonds. All conditions of approval applicable to Unit C have been met. . Page 2, Item 17 a-e Meeting Date 6/19/84 Approval of the map includes acceptance of Gold Oak Court, Blackwood Road, Winding Oak Drive, Red Maple Drive and portions of East "J" Street, River Ash Drive and Paseo Ladera as street dedications and sewer, drainage, tree planting, sidewalk ramp and pedestrian access easements. In addition seven ( 7) open space lots have been offered in fee to the City. Approval of the map will constitute acceptance of these lots. Acceptance of one foot control lot N is needed to control access to Paseo Ladera. The naming and dedicating of one-foot control lot D of Map 1075 is needed to provide access to this subdivision. Offsite easements were required from Mr. and Mrs. Bennett for street purposes, sewer and drainage facilities. Those easements have been executed by the Bennetts. Acceptance of those easements will provide an easement for sewer and drainage facilities which are offsite. The open space lots will eventually be included in the open space district which the developer was required to request as a condition of approval of the Tentative Map. That open space district will be before Council once all assessor parcel numbers for Units C and D are known. Slides are available for Council viewing. FISCAL IMPACT: N/A.
