RECOMMENDATION: That Council adopt a resolution approving the attached agreement with Pieri-Debbas Enterprises to use an adjacent parcel for required off-street parking as provided for in Section 19.62.040 of the Municipal Code (See attached agreement.) BOARDS/COMMISSIONS RECOMMENDATION: Not applicable. DISCUSSION: A building permit was issued for the development of an office complex known as Corporate Plaza on two parcels located at 666 Third Avenue in the C-0 zone. The issuance of the building permit was contingent upon the consolidation of the two parcels into one lot prior to the issuance of a certificate of occupancy. The office structure is located entirely on the larger of the two parcels with a portion of the parking and access on the smaller parcel to the south, which is the subject of this request. The two parcels were purchased at different times and the applicants have indicated that consolidation of the two parcels would complicate the financing of the project. For this reason, rather than consolidate the parcels, the applicants have requested that the City agree to the use of the smaller parcel for required off-street parking as provided for by Section 19.62.040 the Municipal Code which allows the use of properties within 200 feet for required parking. In this instance the two parcels are contiguous and the Parking Agreement is to insure that the smaller lot will not be used for any other purpose.
