CITY OF CHULA VISTA APPROVING TERMS OF .
LEASE AGREEMENT FOR SOUTH BAY MUNICIPAL
COURT
THE CITY COUNCIL OF THE CITY OF CHULA VISTA, DOES HEREBY
RESOLVE AS FOLLOWS:
That certain agreement, entitled Lease Agreement for South .
Bay Municipal Court, between •the CITY .OE CIULA, VISTA and THE
COUNTY OF SAN DIEGO, , a Copy of which is attached hereto and

LEASE AGREEMENT FOR SOUTH BAY MUNICIPAL COURT -
•
The City of Chula Vista, hereinafter referred to as Landlord,
leases to the County of San Diego, hereinafter referred to as Tenant,
the following described premises on the following terms and conditions:
Council chamber and. rooms 111, 116 and 126 in the
Chula Vista City Hall, 276 Guava, Chula Vista,
California.
Terms, and conditions: .
1. Rooms 111, 116 and 126 shall be made available by the
• Landlord to the Tenant on a full-time basis for use as the clerk's'
office, the marshal's office and the judge's chamber; the Council
chamber shall be available for the Tenant's use as the courtroom
for the Municipal Court of the South Bay Judicial District during
•
such times as said Court is in session, and shall be available for•• the use• of the Council at all other times; should any conflict
occur or disagreement result from this joint .use the matter shall
be submitted to the judge of the Court for final determination.
2. This lease agreement shall be on a quarter to quarter
•
basis commencing January 1, 1952; it may be terminated by either
party at any time by giving to the other party 90 days' written
notice of intention to terminate.
• 3. The Landlord shall furnish the above described premises,
. with light, heat, water and janitorial services during the term of
this lease agreement, and the Tenant shall have the use of the
toilet and lavatory facilities in said City Hall for said Municipal
Court.
• 4. The Tenant shall pay to the Landlord as rent for said
premises the sum of $150.00 per month, and a proportionate amount
for any period less than one month; payments shall be made at the
end of each month during the term of this lease agreement.
5. The Tenant may install equipment and fixtures necessary
for the use of said premises for the described purposes but shall
• make no permanent alterations in or additions to said premises
•
without the written consent of the Landlord; all equipment and fixtures
installed by the Tenant may be removed within 30 days following the
termination of this lease agreement and any damage to the premises
occasioned by such installation and removal shall be repaired by the
Tenant.
6. The Tenant shall make all repairs to the leased premises
occasioned by the use thereof by the Tenant, its officers, employees,
patrons or invitees, or the fault or negligence of the Tenant, its
. officers, employees., patrons or invitees, normal wear and tear ex-
cepted; the Landlord shall make such other necessary repairs to the
demised premises as are not occasioned by the use, fault or negli-
i gence of the Tenant.

7. The Landlord shall make telephone services available to the
Tenant and the Tenant shall reimburse the Landlord for the actual
: . cost of such services.
• $. Prior to entering into possession under this lease and at all
times during the life of this lease the Tenant shall purchase and
maintain public liability insurance in the amounts of $50,000 and
• $100,000 and property damage insurance in the amount of n5,000
naming Tenant and Landlord as coinsured.
9. The Landlord shall place in rooms 111, 116 and 126, as
designated by the Judge of said Municipal Court, the files and records

• • of the Chula Vista City Court together with the following cabinets
or other containers housing such files and records:
