City Clerk by Deputy COPY GRANT DEED, Made this 17th day of July, 1951, by SANTA FE LAND IMPROVEMENT COMPANY, a California corporation, first party, to CITY OF CHULA VISTA, a California municipal corporation, second party. IN CONSIDERATION of the sum of Ten Dollars ($10), lawful money of the United States of America, to it paid, and of other valuable consideration, the receipt whereof is hereby acknowledged, first party hereby grants to second party that certain rectangular shaped parcel of land in the City of Chula Vista, County of San Diego, State of California, being a portion of • fractional Quarter Section 170 of the Rancho de la Nacion according to map thereof by Morrill, filed as Map No. 166, in the office of the Recorder of said County said parcel being more particularly described as follows: Beginning at the point of intersection of the westerly prolongation of the northerly line of "J" Street with a line that is parallel with and distant 620 feet westerly at right angles from the easterly line of said fractional • : Quarter Section 170 as shown on Record Survey Map No. 917, on file in the office of the Recorder of said San Diego County; thence South 18 361 30" East along said parallel line 300 feet, which line is the westerly line of that certain 3.10 acre parcel of land described in deed from Santa Fe Land Improvement Company to City of Chula Vista, recorded July 28, 19148, in Book 2889, page 379 of Official Records of said County; thence South 71 25' 30" West to • • the Mean High Tide Line; thence Northerly along said tide line to point of intersection with said westerly prolongstion of northerly line of "J" Street; thence North 71 25' 30" East along said prolongated line to point of beginning; containing an area of 1.32 acres, more or less. SUBJECT to 1951-52 taxes; also to rights of way, easements; conditions and restrictions of record. RESERVING unto first party, its successors and assigns, all oil, gas and other hydrocarbon and mineral substances lying not less than one hundred (100) feet below the surface of said real property, provided, that first party, its successors and assigns, shall not have the right to go upon the surface of said real property for the purpose of extracting said oil, gas, or other hydrocarbon and mineral substances, nor for any purpose in connection therewith, but shall have the right to extract and remove said oil, gas, and other hydrocarbon and mineral substances by means of slant-drilled wells located on adjacent or nearby land, or by any other means which shall not require entry upon the surface of said real property. TO HAVE AND TO HOLD the hereinabove described real property unto second party, its successors and assigns, forever.
