and Assemblyman Steve Peace for Leasing of Office Space

The lease agreement between the City and Assemblyman Peace for Suite B of the
Legislative Office Building expired on November 30, 1985. The expired lease agreement
provided Assemblyman Peace with an option to extend for an additional 12 months at a
monthly rental to be negotiated.
RECOMMENDATION: Adopt resolution approving lease agreement.

DISCUSSION
Assemblyman Peace leases Suite B of the Legislative Office Building, which consists of
approximately 1450 square feet. Under terms of the expired lease, the monthly rental
was $914.04 per month. The $915 per month rental has been in effect for two years , but
effective December 1 , 1985, under terms of the new lease the rent has been increased
to $1 ,000 per month. The new lease agreement has been executed on behalf of Assemblyman
Peace by the Chief Administrative Officer of the Assembly Rules Committee, and is ready
for City Council approval .
FISCAL IMPACT: Gross annual rent for the period December 1 , 1985 through November 30,
1986 will generate $12 ,000. Estimated expenses for utilities, janitorial service and
building maintenance total approximately $4640 for Assemblyman Peace's pro-rated share
of the Legislative Office Building space, leaving a net income to the City of approxi-
mately $7360.
