ITEM TITLE: a. Resolution /a 49 .Accepting grant of easement for street

On April 16, 1985, Tentative Parcel Map 85-10 was conditionally approved by
the Engineering Department and the Planning Department. Among the conditions
of approval were requirements for the owner to grant easements for street
purposes in Las Flores Drive and street tree purposes and that the owner make
an irrevocable offer of dedication of public right-of-way. These grants of
easements and offer of dedication are now before the City Council for approval .
RECOMMENDATION: That Council adopt resolutions as listed in the title
hereto.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
The revised Tentative Parcel Map 85-10 has been checked and found to be in
general conformance with the requirements of the Subdivision Map Act for
tentative maps. The Final Parcel Map has been submitted for processing by Mr.
Guillemette and is near approval for recordation.
Among the conditions of approval that must be complied with prior to approval
of the Final Parcel Map were the following items:
1 . That the owner dedicate 13.5 feet of right-of-way in Las Flores Drive to
permit installation of ultimate street improvements for a 51 foot wide
(curb-to-curb) street.
2. That the owner grant 11 .5 foot and 7.5 foot easements, respectively, for
street tree purposes along Minot Avenue and Las Flores Drive.

3. That the owner make an irrevocable offer to dedicate 6 feet of
right-of-way in Minot Avenue to permit installation of ultimate street
improvements for a residential collector in accordance with City standards.
Street widening in Minot Avenue is not currently proposed, but it is
anticipated that it might be desirable at a future date, should the
neighborhood' s needs change.
The owner proposes to post bonds and be issued a permit for the construction
of the ultimate street improvements in Las Flores Drive prior to approval of
the Final Parcel Map. The proposal is acceptable to the City Engineer in lieu
of deferring the improvements as required by the conditions of approval .
The single grant of easement for street tree purposes covers tree planting and
maintenance easements for both Las Flores Drive and Minot Avenue.
An exhibit is available for Council viewing.
