On April 16, 1985, by Resolution No. 11993, the City Council approved the
Final Map for Chula Vista Tract No. 81-4, Bonita Long Canyon Estates - Unit 1
Subdivision, located at the northwest quadrant of East "H" Street and Corral
Canyon Road. Several construction changes have been made throughout the
subdivision. Some of these changes involve the design and/or construction of
new sewer and drainage facilities. Applicable easements over all newly
created or relocated public facilities are required to be granted to the City.
RECOMMENDATION: That Council adopt the resolutions accepting the easements
for drainage and sewer purposes as listed therein.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
Chula Vista Tract 81-4 consists of 199 residential lots on 81 .5 acres of
land. Said lots are graded and street improvements are under construction at
the present time.
As construction progresses, revisions to the approved plans are being made and
are necessary to provide for acceptable construction operations. These
revisions include:
1 . Addition of a storm drain between Hampton Court and Corral Canyon Road
along the north side of said Lot 191 .
2. Relocation of a storm drain and energy dissipator at the northeast corner
of Lot 200 to avoid conflict with another dissipator at the same location.
3. Relocation of a sewer manhole at the request of the City Engineer to
accommodate a proper design of the off-site sewer line connecting Bonita
Long Canyon Phase I to Acacia Avenue.

As a result of said changes, however, drainage and sewer easements are needed
to be granted to the City. The developer (Bonita Long Canyon partnership) has
executed, properly notarized, and submitted the necessary documents. Said
easements are now before Council for acceptance.
A plat is available for Council viewing.
