On May 26, 1981 , by Resolution No. 10470, the City Council approved the
Tentative Map for Chula Vista Tract 81-4, Bonita Long Canyon Estates - Unit 1
Subdivision. The Final Map for Unit 1 is now before the Council for approval .
RECOMMENDATION: That Council adopt resolutions as listed in the title
hereto.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
The Final Map for Chula Vista Tract 81-4, Bonita Long Canyon Estates, Unit 1
has been checked and found to be in general conformance with the Tentative Map.
Chula Vista Tract 81-4 consists of 199 residential lots on 81 .5 acres of
land. There is one open space lot comprising 25.3 acres. Approval of the
Final Map includes acceptance of Redlands Place, Hampton Court, Bristol Court,
Azusa Court, Baylor Avenue, Austin Court, Drake Court, Tampa Court, Via
Hacienda and portions of East "H" Street and Corral Canyon Road.
Approval of the Final Map includes the acceptance of street tree maintenance
easements along the above-mentioned roads with the exception of East "H"
Street. Approval also includes the acceptance of easements for sewers,
drainage, access roads for sewers, open space, pedestrian access, alley
aprons, and sidewalk ramps.

The developers have executed the Subdivision Improvement Agreement.
Appropriate surety has been posted for all public improvements. The
developers may request the formation of a reimbursement district for the
improvement of East "H" Street as provided by the conditions of approval of
the Tentative Map.
The developers have paid all fees, executed the required documents and
complied with all the conditions of approval applicable to Unit 1 and have
also granted a 10-foot off-site sewer easement to Acacia Avenue to connect to
the existing sanitary sewer there.
The applicant has filed CC&R's which prohibit the resubdivision or parcelling
of lots which increase the number of lots in the subdivision.
The developer is constructing a retention basin along with a low flow channel
and outlet channel prior to constructing any improvements in Unit 1 . All this
work will be accomplished under separate construction permit. Erosion control
measures will be effected by the developer (such as hydroseeding, plants, and
shrubs) in these areas. The low flow channel begins at Corral Canyon Road and
ends at the retention basin. The outlet channel ends at the northerly
boundary of the subdivision. The retention basin comes under the jurisdiction
of California Division of Safety of Dams.
In respect to one of the conditions of approval , the developer has acquired
and dedicated offsite right-of-way to provide half street width improvements
(50 feet north of centerline) for the missing segments of East "H" Street from
Corral Canyon Road to Otay Lakes Road. Forty feet of pavement will be
provided easterly of the existing centerline.
