ITEM TITLE: Resolution /173 Accepting grant of easement for sewer
purposes within Parcel Map 85-4 (a portion of CVT 80-15 known
as Hidden Vista Village, and a portion of the southwest
quarter of Quarter Section 97 according to Map thereof No. 166)

On December 26, 1984, the Engineering and Planning Departments conditionally
approved Tentative Parcel Map 85-4 (the Terra Nova Plaza shopping center at
East "H" Street and 1-805) . One of the conditions of approval included
granting an easement for the proposed public sewer system.
RECOINDATION: That City Council accept the grant of easement for sewer
purposes subject to submittal of satisfactory evidence to the City Engineer
that the ownership of the panhandle parcel on the east side of the property,
has been transferred from Financial Scene, Inc. to Terra Nova Group prior to
recordation of said easements.
DISCUSSION:
In conjunction with the approval of Tentative Parcel Map 85-4 the City
required the owner of said property (currently Terra Nova Group and Financial
Scene, Inc. ) to grant an easement for sewer purposes to the City.
Title of the property is presently held under the names, Terra Nova Group and
Financial Scene, Inc. However, Terra Nova Group is purchasing the eastern
panhandle parcel from Financial Scene and expects to close escrow on or about
February 20, 1985. The City will hold the easement document without
recordation until evidence is furnished to the City Engineer that the property
is owned only by Terra Nova Group.
On February 12, 1985, the Terra Nova Group executed the necessary documents to
grant the sewer easement to the City.
A plat is available for Council viewing.
