(4/5ths Vote: Yes No X ) On March 17, 1986, Tentative Parcel Map 86-4 was conditionally approved by the Engineering Department and the Planning Department. Among the conditions of approval were requirements for the owner to grant easements for street purposes in Las Flores Drive and street tree purposes along Las Flores Drive and Minot Avenue and that the owner obtain an easement from the adjacent property owner to provide adequate access to the subject property. The owner was also required to make an irrevocable offer of dedication of public right-of-way along Minot Avenue. these grants of easements and offer of dedication are now before the City Council for approval . RECOMMENDATION: That Council adopt resolution as listed in the title hereto. BOARDS/COMMISSIONS RECOMMENDATION: Not applicable. DISCUSSION: The revised Tentative Parcel Map 86-4 has been checked and found to be in general conformance with the requirements of the Subdivision Map Act for tentative maps. The Final Parcel Map has been submitted for processing by S.W.S. Limited and is near approval for recordation. The previous owner of the tract of land was L&V Investments. The new owner has agreed to abide by the conditions of approval placed on the Tentative Parcel Map. Among the conditions of approval that must be complied with prior to approval of the Final Parcel Map are the following items: 1 . That the owner make an irrevocable offer of dedication of a 6.0 foot wide strip of land along the frontage of Minot Avenue to permit installation of ultimate street improvements if the street should need to be widened in the future. Page 2, Item 12 Meeting Date 7/22/86 2. That the owner dedicate the right-of-way in Las Flores Drive as indicated on the Tentative Parcel Map. 3. That the owner make arrangements with the owner of the lot adjacent to and northerly of the subject property acquire adequate access to the project. The owners of the adjacent property have agreed to grant a street easement to the City to comply with the requirement. 4. That the owner grant easements for street tree planting and maintenance along Minot Avenue and Las Flores Drive as indicated on the Tentative Parcel Map. Street widening in Minot Avenue is not currently proposed, but it is anticipated that it might be desirable at a future date. The Planning Department is making a study for possible rezoning in this area. The owner shall deposit a cash bond with the City to guarantee installation of all improvements required in the conditions of approval prior to the approval of the Final Parcel Map.
