ITEM TITLE: Resolutions / Approving the Final Map and Subdivision
Improvement Agreement for Chula Vista Tract 82-3, East Orange
Avenue Condominiums - Unit No. 3
Resolution Dedicating 1 foot control lot "E" of Map
7979 and naming said 1 foot contro lot "East range Avenue"

On December 9, 1981 , by Resolution No. 10698, the City Council approved the
Tentative Map for Chula Vista Tract 82-3, Star Orange Subdivision - Units 1
through 3. The Final Map for Unit 3 is now before the Council for approval .
RECOMMENDATION: That Council adopt the resolutions as listed in the title
hereto.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
On November 19, 1985, by Resolution No. 12253, the City Council approved the
Final Map for Chula Vista Tract 82-3, Unit 1 and on April 11 , 1986, by
Resolution No. 12802 approved the Final Map for Chula Vista Tract 82-3, Unit 2.
The Final Map for Chula Vista Tract 82-3, Unit No. 3 has now been checked and
found to be in general conformance with the Tentative Map. The project
consists of 5 residential lots on 10.147 acres of land with a total of 56
condominium units.
Approval of the Final Map includes acceptance on behalf of the public of
Brandywine Avenue, the acceptance of a street tree planting and maintenance
easement along East Orange Avenue and Brandywine Avenue, and acceptance of
easements for sewers and drainage facilities.
The developer has executed the Subdivision Improvement Agreement and posted
appropriate surety for all public improvements. He also has paid all fees,
executed the required documents and complied with all the conditions of
approval applicable to Unit 3.

Apollo Subdivision Unit No. 3 dedicated East Orange Avenue northerly of the
subdivision boundary on Map No. 7979. The southerly one foot of East Orange
Avenue was designated as 1 foot control lot "E", said lot was accepted by
Resolution 7399 on August 12, 1974, but was not dedicated to public use, as a
means of controlling development of the subject property. It is now
appropriate to dedicate and name the 1 foot control lot to provide legal
access to Star Orange Subdivision.
A plat is available for Council viewing.
