RESOLUTION OF THE CITY COUNCIL APPROVING TENTATIVE
SUBDIVISION NAP ENTITLED TT.1+;GRAPH KNOLLS SUBDIVISION
THE CITY COUNCIL OF THE CITY OF CHULA VISTA DOES HEREBY'RESOLVE'AS mums:

SECTION 1 s VUEREAS there has been presented to this
Council, after approval and recommendation of the City Planning
. Commission of the City of Chula Vista that certain tentative
subdivision map known as maiguE,Apti KNOLLS SUBDIVISION •
SECTION 2: That the City Council does hereby approve
said tentative subdivision map in accordance.with the recom-
mendations of said Planning Commission and does hereby author- •
ize the following changes, additions and corrections to be
made to said maps

Gentlemen:
At the Planning Commission meeting of February 18th, the tentative
map of Telegraph Knolls, located north of Sun Valley Subdivision at
"La Street and Monserate, was approved pending annexation, with the
following conditions:
1. El Capitan Drive be' extended to the east to subdivision boundary with
a 1 foot'lot at the east end.
2. ' Ten foot side yard setback be allowed on north side of lot 18.
3. Concrete drain pipe be installed along southerly boundary of subdivision
to intersect existing improved drainage channel.
it. Subdivision be approved with additional lot 39 at end of Helix Avenue.
5. That El Capitan Drive be dedicated to the West to subdivision boundary .
with a 1 foot lot at the west end and the cul-de-sac constructed as shown.
6. That the Safety Council and Fire Department be requested to make recommen-
dations to the City Council as to the wYith of El Capitan, whether 1i0 foot
i travel-way should be required as recommended by the Engineering Department
or whether a 36 foot travel-way will suffice.

After careful consideration of the tentative map' of Telegraph Knolls
t, which.was submitted by the Planning Commission, to this council, for
study; the_following'suggestions are,submitted: - - .
The number of homes on El Capitan Drive is higher than
is usual for a dead-end,street but:it ,is felt that an
increase- of- the curb to curb travel width of the street
from-36 feet to 40 feet would help to extend greater
' sa'ety-to the occupants of these 38 homes,
It is. also felt that the extension of Monserate Avenue on -
north to connect with telegraph Canyon, Road would provide
easier accessibility to the area for°safety equipment of the
Fire 'and Polite Departments. This would provide faster and
`` 'safer access not .only to the Telegraph Knolls area but also
to the 'Country Club Park area"and,, even. more important, to "
the new school soon to be built at-Naples and Monserate•
This ,would eliminate the suggested• extending to El Capitan
Drive on -East as "L" Street has already -supplied_access should
this area be developed in the future; . _

Gentlemen:
The Planning Commission made a further study of the proposed Telegraph
Knolls Subdivision with regard to obtaining access to Telegraph Canyon
Road, at its meeting of March ) , 1957. An effort was made to gain a
street access to Telegraph Canyon Road from El Capitan Drive within
the boundaries of the subdivision and a study made of the feasibility
of the subdivider continuing El Capitan Drive to the west from the
northwest corner of the subdivision to Telegraph Canyon Road., How-
ever, this was considered impractical because of the additional ex-
penSe of constructing a necessary culvert across the gulley.
With the above in mind, the tentative map of Telegraph Knolls Subdi-
vision was approved, pending annexation, with the following conditions:
10 That El Capitan Drive be extended to the east to subdivision
boundary with a 1 foot lot at the east end.
