[ 32] CHULA VISTA CITT COU�CIL DIEETI\G OF: August 6, 1974 ITE�tTITLE: Ordinance - Amending Chapter 28 of the City Code Relating to the Deferral of Improvement Requirements of Parcel Map Divisions INITIATED BY: Director of Public Works/City Engineer�� BACKGROUND Section 28. 404 of the Chula Vista City Code requires that certain public improvements be constructed by the owners of property being divided by parcel map procedures before the parcel map can be approved. In some cases construction of street improvements prior to approval of a parcel map is in£easible or impractical. Such cases would include those circumstances where: 1. Those parcels dependent upon the required improvement for ' access are not to be built upon for an indeterminate time. 2. The required improvement would be dependent upon other pending nearby street construction to provide continuity of access to the parcel map site AND no construction upon the parcels is contemplated until access is available. 3. . The design o£ the public street to be joined has not been completed to the degree necessary to permit coordinated design of the required street facilities for the parcel map. Because of these and other unusual circumstances it is sometimes desirable to defer construction of permanent facilities until some later date. The proposed ordinance modifies the City Code requirement for construction of improvements as a condition of parcel map approval.
