Ordinance - Amending Zoning Ordinance regarding change of zone for various
properties in Bayfront area from I to P-C, R-3-H-P, I-P, T-P and C-V-P

PROPOSED REZONING OF 4ARIOUS PARCELS IN THE BAYFRONT AREA
Those zoning districts now contained in the Chula Vista Zoning Ordinance which most
closely approximate the intent of the Bayfront Plan are proposed (see Exhibit A).
These will then be made more definitive by the adoption of specific plans for each
subarea.
The following additions to the rezoning proposed by Sedway/Cooke are reco�mnended
by the Planning Cortonission.
1 . That the "P" Precise Plan Modifying District be attached to all but the P-C zone.
2. That the "T" Tidelands Zone be retained on all Port District properties and
the "P" Precise Plan Modifying District be attached.
3. That the area between the railroad right of way and Bay Boulevard from
F Street to G Street remain in the "I" Zone and the "P" Precise Plan hlodifying
District be attached.
The public hearing on this item was continued from the meeting of November 13, 1973 to
December 11 , 1973 to allow time for the Santa Fe Land Improvement Company to prepare
an alternate plan for their property. The Santa Fe Plan was received on December 6,
1973, which did not permit time for adequate staff review prior to the December 11 , 1973
meeting. Therefore, the public hearing was continued to this meetin .

Planning Cormnission by a 5-1 vote with one member
Commission-Board Recommendation: absent adopted Resolution PCZ-73-N recormnending that
t e ity ouncil rezone various parcels in the Chula Vista Bayfront Area from I to P-C, '
R-3-H-P, I-P, T-P and C-V_P as shown on Exhibit A.
llepartment Head Recommendation: Concur except that the area bounded by F Street,
G Street, Bay Boulevard and Tidelands Avenue should be zoned C-O-P if Council determines
to pursue the Visitor-Cortunercial-Recreational option.
