The purpose of this application is to bring the property' s zoning into conformance with the General Plan. Adjacent land use and zoning is as follows: North - Vacant land and a shopping center; C-C-D zone. South - Memorial Park; R-3-D zone East - Vacant land, miscellaneous commercial uses along Landis; C-B-D zone. West - Doctors Park Medical Center; C-0 zone. The property was originally zoned M-L (I-L) and improved with a citrus warehouse. In 1964 the property was rezoned to R-3 to permit construction of an apartment complex. At that time the warehouse was demolished and the property has remained vacant ever since. In 1967 an attempt to rezone the property,� to C-2-D (now C-T) was denied. One of the reasons for denial was that the property would be more appropriately zoned C-0. The General Plan designates this area as professional and administrative office comnercial . This zone change would make the zoning consistent with the General Plan, as required by AB-1301 . The front setback for this property is 15 ft. due to the R-3 zoning classification which is now assigned to the property. The front yard setback in the C-0 zone is 10 ft. ; therefore, consideration should be given to a change in the front yard setback to 10 ft. if the zone change is granted.
