CHULA VIS�'A CITY COCiNCiL MEETING OF May 16, 1972 , Item Title: Public hearing - Consideration of change of zone for property on a�est side of Fourth Avenue, north of H Street, from R-3 to C-O-P, and change of setback along Fourth Avenue from 25 feet to 10 feet. The approximately 3 acre site 1•iould he used for physicians' offices and auxiliary hospital facilities and services . A reductior, of frent setback along Fourth Avenue from 25 ft. to 10 ft. is also requested. The adjacent lan�i uses and zoning are as follo�•�s: I;orth: R-3; single family d�aellings and multiple family daiellings South: C-0; multiple family droellings and offices East: R-3, C-0; multiple family dwellings and bank tJest: ,C-0; Bay General Hospital A precise plan has been submitted by the applicant. The plan shows a 5 story building located nea:- the southeast corner of the property. The remaining portion of the property would be used for par�ing :•rith the exception of an existing apartment development located in the center of the development �ahich would rem� in for an undetermined period of time. Traffic is brought into the center of the site along two travel drives that do not directly serve any parking stalls, thus minimizing any traffic conflict adjacent to or on Fourth Avenue. The most southerly drive serves the proposed facility directly and the most northerly provides direct access to the parking area on the north side of the existing apartment, thus providing secondary access to the existing parking' area nortn of the hospital and to the hospital . ONce the apartments are removed no additional access drives �aill be provided. To further expedite access to the property, alley type curb returns �•iith 25' radii ��iili be utilized. A zoning �•rall will be required al�ng the northern property line and there is an existing wooden fence along the southern property line. The. exact number of doctors that �aould be �cco�odaied is not known at this time. A portion of the facility �•iould be used for administration and other support activities. There appears to be enough flexibility in the number of parking spaces to meet the requirements of the Zoning Ordinance. The applicants have indicated they �aill_ remove the existing aoartments some time in the future but are not prepared at this time to cormnit themselves to a removal date. See EXFIIBITS [ ] ?do. Subject: Rezoning - 41est side� of Fourth Avenue, north of H Street from R-3 to C-O-P � . At the meeting of April 24, 1972, the City Planning Commission held a public heari�g to consider a change of zone from R-3 to C-O-P for approximately three acres located along the west side of Fourth Avenue, 186 feet north of H Street, and reduction of front setback along Fourth Avenue from 25 feet to 10 feet.
