Bart Corporation is requesting a zone change to increase the area of a recently
expanded conmercial zoning on Third Avenue betY�een Y,ennedy and Palomar Streets. This
proposal �•�ould rezone approximately 2. 15 acres fronting on Palomar from R-3 to C-C-P.
Subject property contains tt,o parcels; one is vacant while the oth2r has a vacant
single family dwelling on it.
Adjacent zoning and land use is as follo�as :
ilorth - C-C-P Vacant
South - C-C & R-3 Shopping center and multiple family dwellings
East - R-1 & R-3-G-D Vacant �
41est - C-C-P Barber shop, beauty shop, service station, single family do-relling,
vacant land
In I4ay, 1971 the applicant �aas granted prezoning to C-C-P for 3.9 acres to the north
of subject property. This zoning was granted suhject to the approval of a precise
plan, a subdivision map, and a time limitation. � A tentative map has been approved
by the City Council and the expanded precise plan is now before you for approval .

Subject: Rezoning Property in 200 block of Palomar Street,
R-3 to C-C-P
At a public hearing conducted on April 3, 1972, the City
Planning Commission considered an application for change of
zone from R-3 to C-C-P for approximately 2.15 acres frontirg
on Palomar Street east of Third Avenue as shown on the
attached plat.
The Planning Commission approved the _precise plan submitted
� by Bart Corporation for development of the property and
recomnends approval of the change of zone.
