A23 ORDINANCE OF THE CITY OF CHULA VISTA,. MIENDING ZONING MAP OR
MAPS ESTABLISHED BY SECTION 19.18.010 OF THE CHULA VISTA MUNICIPAL
CODE, REZONING 4.35 ACRES AT 701 "D"' STREET FROM R-3 TO MHP
At the meeting of September 30, 1980, by a unanimous vote (Councilman
Gillow was absent) , the City Council placed the ordinance on its
. second reading and adoption. The_ ordinance rezones that property
consisting of 4.35 acres.at 701 "D" Street (Jade Bay hlobile Lodge)
from R-3 (Multiple-Family) to hlliP (Mobile Home Park) zoning in .
accordance with Planning 'Commission Resolution No: PCZ-80-H(1) .

ORDINANCE NO. 1921
AN ORDINANCE OE THE CITY OF CHULA VISTA, AMENDING
ZONING MAP OR MAPS ESTABLISHED BY SECTION 19. 18. 010
OF THE CHULA VISTA MUNICIPAL CODE, REZONING 4. 35
ACRES AT 701 "D" STREET FRCM R-3 to MHP
The City Council of the City of Chula Vista does hereby
ordain as follaas:
WHEREAS, the proposed rezoning is not considered a
project under the criteria established by CEQA since it does not
result in any physical change, and therefore, it is not subject to
environmental review, and
WHEREAS, the Planning Commission made the follaaing
findings which the City Council adopts:
1. The mobile home park is providing approximately 75
spaces at a rental rate 25-308 lower than rents
charged in recently developed parks, thereby
contributing to the supply of affordable housing.
2. The facility is located in close proximity to
shopping facilities and transportation corridors.
In addition, the park is designed with an inward
orientation and is fenced and landscaped to provide
a buffer from adjacent land uses. Thus, the
separation provided by these buffering conditions
make the area compatible with the surrounding land
use patterns.
SECTION I : That the Zoning Map or Maps established by
Section 19. 18.010 of the Chula Vista Municipal Code be hereby
amended by adding thereto the follaaing zoning changes:
That that certain property consisting of 4. 35 acres at
701 "D" Street be, and the same is hereb� rezoned from
R-3 to MHP in accordance with Planning Commission
Resolution No. PCZ-80-H(1 ) adopted on the llth day of
June, 1980,
pursuant to the provisions set forth in Section 19.12. 020
governing the rezoning of property.
SECTION II : That any and all ordinances heretofore
adopted by the City Council of the City of Chula Vista concerning
zoning of property be, and the same are hereb� repealed insofar as
the provisions therein conflict with this ordinance.
SECTION III: This ordinance shall take effect and be in
force on the thirty-first day from and after its passage and
approval.
