accordance with Planning Commission Resolution No. PCZ-72-H, adopted
on the 17th day of April, 1972

4;HEREAS, a duly verified application for a change of zone was filed t•iith
the Planning Department by P.A.B. Enterprises, Inc. dba The Butcher Shop, on the
30th day of March, 1972, Application No. PCZ-72-H, and
WHEREAS, said application requested that the property located at 619-
625 Mankato Street, more particularly described in said application, be reclassi-
fied from R-2 to C-T-?, and
WHEREAS, P.A. B. Enterprises, Inc. submitted a Precise Plan for the
development of the property as additional parking facility for the restaurant
located at 556 Broadway, and
WHEREAS, the Planning Commission set the time and place for a hearing on
said application, and notice of said hearing, together with its purpose, �aas given
by the publication in a news�aper of general circulation in the City at least
10 days prior to the date of said hearing, �nd
WHEREAS; a hearing was held at said time and place, namely 7:00 p.m.
April 17, 1972, Council Chamber, Civic Center, before the Planning Commission,
and said hearing �aas thereafter closed.
NOW THEREFORE BE IT RESOLVED AS FOLLOIdS:
1 . From facts presented to the Commission, the Coirmission finds that
public necessity, convenience, general welfare .and good zoning practice requir2
the change of zone from R-2 to C-T-P for property at 619-625 Mankato Street.
The Commission further finds that the Precise Plan submitted by P.A.B. Enterprises,
Inc. for development of the property as additional parking facility for the
restaurant located at 556 Broadway meets the requirements specified in the .
"P" District, and approves said plan subject to the requiremeiit that the parkway
area adjacent to Mankato be filled �aith concrete and all existing driveways which
are abandoned be closed in accordance with Engineering specifications.
=- 2. The findings of fact in support of said determination are as follows:
a. Good zoning practice would require ,the deepening of exis±ing
..
cormiercial usage to minimize the drati•ibacks of strip co,runercial
development. The "P" Modifying District will assure that the intended
- use of this property is limited to offstreet parking.
_ .b. This change is in conformance 4iith the 6eneral Plan by encouraging
the deepening of existing strip commercial development and limiting
access to a major thoroughfare. In addition, this change will satisfy
the General Plan's recommendation for increasing the efficiency of

3. -The Planning Commission recor,mends to the City Council that said
change be granted.
4. That this resolution be transmitted , along with the application to
the City Council , and a copy of this resolution shall be transmitted to the
applicant.
