PROrERTY LOCATED EAST OF OTAY LAKES ROAD, NORTH OF
BONITA VISTA JUNIOR HIGH SCHOOL FROM R-E TO R-1-10-P

SECTION I : Thac che Zoning Map or Maps , established by
Sec;�z�n 3� ; 40i of' �he Chula Vista CiLy Code be hereby amended by
��di,�g "chereco �he following zoning changes :
That that certain property, consisting of approximately
10 acres, located east of Otay Lakes Road, north of Bonita Vista
Junior High School be, and the same is hereby rezoned from R-E to
R-1-10-P in accordance with the conditions set forth in Planning
Commission Resolution No. PCZ-71-0, adopted and approved on the
8th day of September, 1971

RESOLUTION OF TI1E CITY PLAt�i�ING LOhiMISSION RECOMi•fEN�ING
TO THE LITY COUNCIL THE LHf+�tGE OF ZOi7E FOR 10 ACRES
LOCATED EAST OF OTAY LAKES ROAD, t�ORTH OF BONITA VISTA
JUNIOR HIGH. SCNOOL, FROi•f R-E TO R-1-70-P
WHEREAS, a duly verified application for a change of zone was filed
- with the Planning Department on the 2Gth day o4 July, 7971 , Document zPCZ-71-0,
and �
WHEREAS, said application requested that the property located on the
east side of Otay Lakes Road, north of Bonita Vista Junior Nigh School , r.rore
particutarly described in said Document, be reclassified fron R-E zone to
R-7-10, and
_ . NHEREAS, the Planning Coruni;sion set the time and place for a hearing
. on said application, and notice of said hearing, together with its purpose, was
given by the publication in a newspaper of�general circutation in the City at
least lU days prior to the date of said hearing and
_ WNEREAS, a hearing was held at said time and plar,e, namely 7:00 p.m. ,
September 8, 1971 , Council Chamber, Civic Center, before the Planning Cortenission,
and said hearing was thereafter closed.
NOW THEREFORE BE IT RESOLVED AS fOLLOk'S:
' 1. From facts presented to the Commission, the Commission fir�ds that
public necessity, convenience, general welfare and good zoning practice require
the change of zone from R-E (Residential Estates) to R-1-10-� (single family
residential , one unit per 10,000 square feet) to become effective upon approval
of a precise plan for development of the property, for approximately 10 acres
located on the east side of Otay Lakes Road, north of Bonita Vista Junior High
Schoal.
2. The findings of fact in support of said deterrination are as follows:
a. Rezoning the piroperty to R-1-10-P will insure that development
of the property will be in the best public interest by providing
proper control over the development by the City.
b. The subject pruper;y will be developed in a manner that will
comply with the intent of the General Plan to reduce the inpact
of development on the natural topography of the site. 6ecause
of the size of this development, any impact on other elements
I� of the General Plan will be insignificant.

3. The Planning Comnission recortmends to the City Council that said
reclassification be granted.
4. That this resolution be transmitted, along with the application to
the City Council, ar,d a copy of this resolution shall be transmitted to the
applicant.
