PROPcRTY AT 7hE NORTHWEST CORWER OF h1ELROSE AVENUE AND OT6Y VALLEY ROAD - PHASE IV Of CITY REZOP�ING PLAId WHEREAS, the City Planning Comnission determined the necessity of considering a change of zone for various areas within the City to conforni to • the adopted General Plan, and in accordance with the Zoning Ordinance adopted in July, 1969, and WHEREAS, tn� property at the norihwest corner of I•1elrose Avenue and Otay 1'alley Road �sas included in Phase ?V of the .City Rezoning Plan, and k'HEREAS, the Planning Comnission set the time and place for a hearing on said rezoning, and notice of said hearing, togetf�er::vitn its purpose was - given by the publication in a newspaper o` general circulation in the City at least 10 days prior to the date of said hearing, and WHEREAS, a hearing rras held at said time and place, namely June 7, 1971 , - in the Council Ghamber, Civic Center, before the City Planning Coimnission and said hearing was thereaiier closed. N041 THEREFORE BE IT RESOLVED AS FOLLO'.JS: 1 . From facts presented to the Comnission, the Comnissiori finds that public necessity, convenience, aeneral welfare and good zoning practice require the change of zone for property at the nortnrrest corner of Melrose Avenue and Otay Valley Road from C-C-O to R-1 . 2. The findings of fact in support of said determination are as follows: a. Public convenience, general welfare and good zoning practice Gictates . rezoning this parcel to bring it into conforrtiance �aith the General Ptan adopted hy the City of Chula Vista. 3. The Planning Comnission recortmiends to the City Council �hat said rec]ass�fication be gran*_ed. 4. That this resolution be transmitted to the City Council .
